There's No Place Like Home

As each of us navigates this unprecedented and unsettling course this spring, the global healthcare crisis has highlighted what many of us already know, “There’s no place like home.” Dorothy’s realization is especially clear locally in Coastal Delaware - especially during a pandemic. We feel a strong sense of community from our dedicated frontline healthcare professionals and first responders, to the grocery store teams at markets like Lloyd’s IGA, to the teachers adapting and working from home, to the restaurants, businesses, and wide array of ceaseless City services. We are fortunate to live here, within our remarkable community and with so many neighbors rising to help each other.

Every facet of our town has pulled together to keep us safe, healthy, and running remarkably well during this time - even though we have spent more time than ever at home. And as we feel that life is standing still in many ways as we wait to “get back to normal,” many people keep moving forward with buying and selling homes. After all, this time of year is historically one of the busiest for preparing new listings and welcoming home buyers to our area with community tours and home showings. 

While this year is unique, to say the least, the real estate industry has adapted to help people keep their plans to move. Each local brokerage has been keeping up with evolving laws and guidance concerning safe practices amid Covid19 concerns. 

Real estate companies have been able to provide largely uninterrupted service to our clients even with the scaling back of staffing in our physical offices. Real estate transactions are still happening electronically, too. Here are a few ways we are keeping people moving:

  • Websites are open 24/7 for online searches
  • Many real estate companies include virtual tours 
  • Some in-person showings are still possible, with permission from sellers
  • “FaceTime” showings are often possible to provide a live tour
  • E-signature programs provide the ability to execute forms electronically
  • Email is a standard component, of course
  • Old-school phone calls still get the job done! 

In general, while we are limiting direct social interaction, we have still listed several homes and written several contracts each week throughout April. 

Understandably, some sellers have put plans to list on hold for logistical reasons or out of a belief that they should wait until later in the summer when everything is open. 

In actuality, if you are one of the many people who planned to list your home this spring, now is still a great time. Buyers have more time than ever to browse homes online, and your home will stand out! If you are a buyer, for the same reason, your choices for beach homes will steadily increase this spring. 

Either way, if you’d planned to be a seller or a buyer this spring, contact us to explore your options. We are home, too, and ready to give you even more personalized service. Also, you will be better positioned to spring into action once we do (and we will!) ultimately get back to the beach!

Stress-Free Homes Are a Trending Niche


From family and jobs to finances and health, life can get complicated. “Zen is in demand,” as one real estate pro says. Learn how you can provide that.


Whether it’s a luxurious $45 million estate in California or a modest $250,000 two-bedroom house in Ohio, marketing a home’s stress-relieving qualities is a growing trend. Today, developers, builders, and interior designers are trying to make homes that offer that soft landing at the end of a day. And homeowners need it—about eight in 10 Americans say they frequently (44 percent) or sometimes (35 percent) encounter stress in their daily lives, according to a recent Gallup poll.

Helping clients find a soothing place to come home to can become a niche in the real estate world. And, understanding what stress-relieving designs are available can help you and your agents guide clients to a happy purchase.

Reaching Female Homebuyers
Since 2003, Design Basics Inc., in Omaha, has been gearing many of its residential blueprints toward easing stress because that is one of the four important elements women look for in a home’s design. Why women, you ask? Well, 91 percent of home purchases are influenced by women, according to the Harvard Business Review. Additionally, the National Association of REALTORS® 2018 Profile of Home Buyers and Sellers found that the number of single female buyers continues to rise, and are currently the second largest buyer group at 18 percent behind married couples at 63 percent.

Paul Foresman, director of business development for Design Basics, says the company took data and research on female buyers of all ages and backgrounds and created the Woman-Centric Matters home design program. They discovered the four primary elements women are looking for in home design: entertainment, stress relief, storage, and flexible living. Foresman travels across the country talking to builders about the program.

“Everyone lives differently. But women tell us that they want to come into their home and feel like it is a place of respite. They look for homes that make their life easier, more convenient, more fun, and more inviting to others,” he adds.

Home designs by Greg Malin, CEO and founder of Troon Pacific in San Francisco, are adding amenities such as lap pools with underwater speakers that play music and art galleries with chaise lounges so you can take it all in.

“What’s the best luxury in life? My late wife would say it’s your health,” Malin says. So, he builds homes with his passion for sustainability and wellness in mind. Less stress in a person’s world can help with their health. For instance, cables in all bedrooms of his homes are shielded to mitigate electromagnetic field waves, which can cause the body to emit stress signals that can lead to high levels of adrenaline.

His company also uses biophilic design, which bridges a homeowner’s lifestyle with natural environment around them. “We’re trying to connect people to nature. One of our homes offers a yoga deck. Plus, each [development] project offers a wellness center with a sauna, steam room, a place to have a massage, meditation area, and outdoor shower,” he adds.

Joel Goodrich, agent at Colwell Banker Preview International in San Francisco, has shown Malin’s stress-free homes several times to clients. He also is a friend of Malin. “Perhaps, we are living in more stressful times than ever before. People are looking for their homes to be an oasis or retreat from life, the world, and business,” he says. “These homes are designed to feel like a retreat. Zen is in demand.”

 

Tips for Alleviating Stress at All Price Points
Most home buyers are looking for respite in a haven from everyday stress. The good news is not all stress-free homes have to be multimillion-dollar properties. Here are some of the stress-reducing designs and products being showcased in homes across the country.

 

Natural light, plus dimmers. “People always gravitate to the bright, sunny spaces in a home. So, anything we can to do enhance natural light is popular,” Foresman says. Malin adds that lights with dimmers can also help reduce harshness, especially in bedrooms, for a more relaxing ambiance.

 

Automated shades. Shades programed to open at sunrise can be a calming way to wake up without an alarm. They can also be used to reduce sunlight for those not ready to rise, Goodrich says. In addition to setting times, homeowners can pair smart shades with a digital thermostat, so they automatically open and close based on temperature.

 

A water feature. “Water can be very calming,” Goodrich says. In one extreme example, an international architect put a waterfall in the middle of a living room design and branded it. But a simple fountain in a sun porch or patio can do wonders, too, he adds.

 

Pet centers. Many buyers nowadays are seeking pet-friendly abodes, so features such as cabinets with pullout drawers for dog food goes a long way. Some want a dog washing station or a room for the pet itself. Electronic doggie doors have also become popular, where the dog has a collar that automatically opens the door to go inside or out.

 

Nature’s beauty. The ability to see flowers or greenery outside your windows—even in a big city—helps create peacefulness. In Malin’s homes, he plants green rows of bamboo or cypress outside the main windows, even in the heart of the Bay Area.

 

Covered outdoor living space. Foresman says you don’t have to cancel your plans if it rains when you have a covered outdoor area, which eliminates worry. Plus, coffee on the patio can still happen on rainy mornings. A pergola cover or easy-to-assemble patio gazebo are cost-effective ways to accomplish this.

 

Work-in pantry. Taking the walk-in pantry to the next level, some buyers want a prep area, sink, dishwasher, and sometimes an oven in what’s dubbed the “work-in” pantry, Foresman says. This eliminates guests seeing any mess while keeping the heart of the gathering in the kitchen.

 

Relaxing sounds and white noise. Malin installs speakers in master bedrooms and bathrooms, allowing for the sounds of waterfalls, forests, or whatever keeps the homeowners tranquil. For existing homes without built-in speakers, try a Google Home or Amazon Echo—relaxing sounds at open houses may even entice buyers.

 

Shipping vestibule. This involves a door or cupboard that opens for delivery people. They can leave the package behind the door without entering the house, Foresman says. You don’t have to be home when the delivery is dropped off, and locks can used from your smartphone to avoid theft.

 

Dual owner suites. This newer building plan has quickly become Foresman’s top seller. It includes two suites on the main floor that can be used for older couples who don’t sleep in the same bed, multigenerational households, boomerang kids, friends who have purchased together, or live-in caregivers. “In many ways for all involved it’s a great stress reliever, with a private bathroom and enough storage,” he adds.

A Few FAQs

Probably the No. 1 question I hear from clients, both brand new customers and clients who have bought and sold multiple beach properties (and there are quite a few!), is: “How’s the market?” I love answering this question because I really love talking about real estate. Also, responding to this question helps real estate agents like myself consider not only buyers’ interests and expectations, but how best to market our sellers’ homes. So, it’s win-win!

The answer to “how’s the market” really depends on what you’re looking for: People buy and sell beach real estate to retire, downsize, move into a bigger home, get closer to the water, buy a primary home, second home/beach house, or purely to invest for rental income. The answer to this question at any given time depends on your specific real estate goals.

Generally, the answer today is that the market is heating up like the weather. It may seem like beach Realtors make this claim like meteorologists to draw people to the beach (sunny all weekend), however homes that are priced well are in fact going quickly this spring, probably much like the D.C. market. As an example, in the past few weeks, we have had several properties go under contract within days of going on the market and have been involved in several multiple offer situations. In-town Lewes and Rehoboth Beach homes are in demand, as are pristine, move-in perfect homes. Spring and summer are great times to look since inventory tends to be highest this time of year.

My team tracks statistics annually on Lewes home and lot sales, including the average ‘days on market.’ In 2018, this number shrunk by 50 percent – from 160 days in 2017 to 81 days in 2018. That trend continues so far this year. Given the recent ‘days on market’ for well-priced, well-located homes, I would recommend contacting a local real estate agent as soon as you see something you like online.

Here are a few of the other great questions buyers ask:

“Do I need an agent if I’m looking at new construction?” I wish I would hear this question more often – because the answer is YES! And you have plenty of new communities to choose from if you are shopping for a brand new home. As a buyer, it costs you nothing to work with a Realtor but you get someone working for you – with your interests in mind – paid by the seller (or the builder, in the case of new construction). Many on-site sales representatives work exclusively for the builder, and are not required to be licensed Realtors. At least in our relatively small beach market, most agents have worked with these sales centers before and already have a rapport with these folks.  

“Should I call my own (out of town) bank or should I use a local lender?” Most real estate agents would prefer that you work with local lenders and other professionals that know the nuances of our coastal Delaware market. Of course, some lenders in D.C., Philadelphia, Baltimore, etc., may understand and have experience here, but if you have a relationship with someone you want to use for your Delaware home purchase, it is really important that he or she keeps close contact with your Delaware Realtor. Finding the home is often the ‘easy’ part. A lender who’s up to speed on things unique to our Delaware market (leased land, for example) will help you get to closing. Ask your agent for a few recommendations for mortgage lenders – they’ll be glad to help.

“Where do I start?” If you are starting to dip your toes in the waters of beach real estate, you will naturally begin with an online search. Last year, the Sussex County Association of Realtors switched to Bright MLS, which feeds to all of the local real estate company sites like ours (LeeAnnGroup.com), as well as to Zillow, realtor.com, etc., and casts a wide net of properties available in Delaware and into Maryland. Of course, searching online can give you a great overview of price ranges in different communities and towns, and virtual tours. By the time new buyers call or email us, they have often picked out a few specific homes to see. Technology is a great supplement to home buying, but we invite you to reach out to our local real estate agents. Especially in our fast-paced spring market, we know what is going under contract and we know about homes that are about to go on the market and can get you a first/early look.
