March (Real Estate) Madness

Even if we do have another Winter Weather Advisory (say it isn’t so!), spring officially starts this Sunday, March 20. You know what they say about March: In like a lion, out like a lamb. Let’s hope so! 

 

At The Lee Ann Wilkinson Group, we can back up that claim: we've had our own share of "March Madness" in real estate! It’s been a particularly busy March. We’ve listed several homes this month – throughout our Delaware Beach towns – that went under contract within days of hitting the market.

If you are thinking about buying OR selling, now is a great time. Our local real estate market is heating up with the weather.

 

Seller Tips:

If you are trying to sell your home, now’s also a great time to take an objective look at your home - inside and out - and get ready for this warming real estate interest. Daffodils are popping up! Still, winter makes ‘curb appeal’ – that first impression of a home’s exterior – a little bit of a challenge.

So whether you are a seller (or even a prospective buyer), here are a few details to notice and consider. Most of these tips are inexpensive but pay off big.

Outside: 

  • Clear up sticks in your yard
  • Make sure paths to the front door are clear
  • Clip back beach grass and shrubs – even leafless landscaping can look neat with a “fresh haircut”
  • Rake over flower beds
  • Power wash mildew on siding, fencing, outside showers, etc.
  • Replace mailbox and house numbers if yours are oxidized or dated
  • Consider replacing exterior storm doors if they are dated
  • Put a few potted plants at your entrance (tulips and daffodils are back!)
  • Make sure exterior lights are in good shape

Inside (in any season):

  • Declutter!  And when you think you are done, declutter again! Though it’s an expense, getting a storage unit to help you clear out extra belongings for a few months could pay off.  Consult your Realtor to see if it may be worth it.  (The Lee Ann Wilkinson Group provides free staging consultation!)
  • Freshen paint, including baseboards and doorway trim
  • Replace switch plates
  • Clean carpets
  • After the snow (hopefully no more!) - tackle everyone’s favorite: windows! 

Repurpose Your Spaces?

In addition to cleaning projects, you may want to consider your home’s layout and functionality. Many buyers today are not locked into a traditional floorplan.  If you have a ‘traditional’ home with a formal dining room, and you have other dining space in a kitchen or breakfast room, for example, consider transitioning that formal dining room to appeal to modern buyers. You can remove the dining table, chairs, buffet and chandelier – and stage the room with a desk, bookshelves, upholstered chairs, and a flush mounted light fixture, even a set of French doors, for a more useable home office space.  It’s an inexpensive way to freshen your space, if you are in an area that attracts a more modern buyer or if you have had feedback from prior showings.

Warm weather, blooming landscaping, and lush lawns definitely increase curb appeal, but you can get a jump on those early bird homebuyers this season by making your home stand out as fresh and neat.

Beach Home Sellers: Check Your Homes Post-Storm

It’s been a crazy year of weather ups and downs throughout the country. Fortunately, homes in Lewes and Rehoboth Beach have not borne the worst of it; however, we’ve definitely had our share of fluctuating temperatures.

 

Now is a good time for local home sellers to take a close look at their properties for storm damage and make appropriate repairs. There are several key areas of concern:

 

Roof: After a powerful storm, check for damage. Ensure there are no missing shingles or cracks around skylights. Inspect the attic for discoloration of decking or plywood surfaces.

 

Flashing: Also look for light penetrating around plumbing vents or the chimney. Your roof’s flashing may need repair.

 

Rain gutters: Inspect for damage and clear leaves and debris. Holes, cracks or sags are easily fixed. For holes, clean the area and cut a piece of gutter material slightly larger than the hole. Use gutter-repair compound to affix the patch. Covering the patch with another layer of compound will ensure a good seal. For minor sags, add a new bracket to the sagging area.

 

Trees and shrubs: Limbs can wreak havoc with your roof, siding and stucco during heavy winds. They can also come crashing down under the weight of snow. Pruning can ensure their health and safeguard your home.

 

Windows: Inspect windows, fencing and decking. They all can take a beating in storms. Seal and repair any damage. Sometimes storm damage is unavoidable. But making quick repairs can help ensure your home is safe, sound and ready for sale.

Winter IS Coming

Protect Your Investment!

 

It’s not a TV foreshadowing…it looks like a stark reality that winter may actually pay us a longer visit this weekend. After a wonderfully mild fall and winter here at Delaware’s beaches, the forecast calls for high winds, coastal flooding, snow and rain. While we may (thankfully) not get as much snow as our DC and Northern neighbors, the wind and potential flooding are definitely causes to get prepared.

 

Here are a few tips for homeowners to try to prevent costly damage and keep you safe:

 

Gutters – make sure they’re clear so ice doesn’t back up under shingles and they don’t cave under the weight.

Trees – be watchful of stray branches that may fall on your house or car.

Roof – keep an eye on worn, missing or damaged siding and roof flashing so you can save yourself a leak.

Chimney – inspect for any cracks.

Attic – add to the insulation on your attic floor, both to keep heat in and let the area above the insulation stay cool enough so snow isn’t likely to melt and refreeze.

Exposed pipes - wrap exposed pipes with insulation sleeves or 2 inches of Underwriters Laboratories (UL)-listed heat tape.

Cables – caulk cracks and holes around cable TV wires so interior pipes are not exposed.

“Trickle down” – allow a water trickle from any faucets connected to pipes that run through unheated or unprotected spaces.

Get smart – make sure you know where your home's main water valve is (typically in the basement or outside near the curb) so you can turn water off quickly if a pipe bursts. Also, drain the water system to prevent pipes from freezing damage and bursting if you go away.

Keep warm – If you are leaving your home, lower the heat but don't turn it all the way off.

Prepare pets – In addition to your own provisions, make sure you have enough pet food. And if your pet doesn’t like going outside when there’s snow on the ground, proactively put down a secured tarp. Then, after the snow, fold it back and you have a cleared space for your pet’s necessities J

Post-snow - clear snow and ice from walkways, steps and driveways. Treat these areas with rock salt or deicing products. And if you haven’t been active lately, take it easy! Shoveling is hard work.

Q: What’s a better investment – total fixer-uppers, existing homes, or new construction?

A: We hear this question a lot, both from out-of-towners and locals, and it is really a matter of preference.

 

Historic Lewes homes have a strong draw if you like charm. If you have the time and can afford to renovate a home in the Lewes Historic District, for example, there are some wonderful opportunities to live in a town where you can walk to everything.

 

Re-sale homes are often great values. Our market has many homes that the original (or only second) owners are selling, which they bought new. These homes can be inexpensively upgraded, so in general, you can get a great value buying a resale over new construction.

 

New construction is definitely a hot ticket right now and offers the latest trends in materials and customization. Many buyers come from a traditional home they have lived in for 20+ years and just won’t consider anything but new. Many local builders make it so easy to design and make selections that building a new home is fun and not the hassle it once was.

Is there an app for that?

 

Real estate websites and apps are a great way to stay up on the market, see what’s for sale, and research what our own properties are worth. Sometimes, however, there's no substitute for local "real" estate - answers from real people. At The Lee Ann Wilkinson Group, we hear many “frequently asked questions” about the market, but this one has cropped up a lot lately:

 

Why is there a difference between what you say my house is worth and what Zillow recommends?

Here’s our reply:

At The Lee Ann Wilkinson Group, we recommend a price range through our Comparative Market Analysis program and the Multiple Listing Service. We look at comparable properties currently listed, those under contract and those that have recently sold in a given area. Generally, in-town properties are increasing in value slowly and new communities are starting a bit higher than in past months. Sellers ultimately approve their own asking price - but we typically advise to use caution with apps like Zillow. These apps calculate prices without local market knowledge - and here’s a key point - cannot differentiate between a property that’s one house from the beach and six houses from the beach. We use a combination of historical data plus local on-the-ground knowledge and experience to recommend a listing price.

Recipe for Selling 2015

Sussex County farmers’ market season is getting in full swing, which means gorgeous crops of tomatoes, zucchini, berries, peaches, the list goes on, are filling the farmers' tables. It’s a perfect time to pull the tried-and-true zucchini bread or cobbler recipe out of the card box (or Google one, it’s 2015!).

We go back to the favorites out of tradition and because those recipes never fail. Adding some chocolate chips to the zucchini bread or mixing berries in the cobbler, even mixing tomatoes and peaches for a refreshing caprese salad, can liven up your table and make the flavors pop.

If you are selling your home, you may want to consider this strategy for your own property: Take a look at your home and consider how you can make your property “fresh for the picking.”

Here’s a ‘tried-and-true’ recipe we like to start with at The Lee Ann Wilkinson Group. Turning again to a cooking analogy, take a look at presentation, the first impression

Price: The ultimate “first impression.”  Make sure your house is priced accordingly (competitively and attractively) if you want to sell quickly. 

Presentation: Why do we put off doing those little things for ourselves while we are living in a home – until it’s time for someone else to enjoy it?  It’s common, but NOW is definitely the time to do these projects.  People form first impressions on sensory information, not necessarily on ‘what could be.’

Try to take a look at your home with fresh eyes. Or, ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean! Walk into your house and take a deep breath with a 'fresh' nose. Do you smell your pets or smoky furniture?  Has your home been closed up with A/C – or do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.

Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).

Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary. Consider ordering a professional home inspection now, before the often-hectic contract timeframe, so you don’t encounter surprises.

Don’t neglect the outside.  With all the rain we have had lately, make sure your gutters are cleaned out and check your basement for any water leakage or mildew. Plus, standing water breeds mosquitoes! Clip your flowers and gardens to keep them looking great, too.
