March (Real Estate) Madness

Even if we do have another Winter Weather Advisory (say it isn’t so!), spring officially starts this Sunday, March 20. You know what they say about March: In like a lion, out like a lamb. Let’s hope so!

At The Lee Ann Wilkinson Group, we can back up that claim: we've had our own share of "March Madness" in real estate! It’s been a particularly busy March. We’ve listed several homes this month – throughout our Delaware Beach towns – that went under contract within days of hitting the market.

If you are thinking about buying OR selling, now is a great time. Our local real estate market is heating up with the weather.

Seller Tips:

If you are trying to sell your home, now’s also a great time to take an objective look at your home - inside and out - and get ready for this warming real estate interest. Daffodils are popping up! Still, winter makes ‘curb appeal’ – that first impression of a home’s exterior – a little bit of a challenge.

So whether you are a seller (or even a prospective buyer), here are a few details to notice and consider. Most of these tips are inexpensive but pay off big.

Outside:

  • Clear up sticks in your yard
  • Make sure paths to the front door are clear
  • Clip back beach grass and shrubs – even leafless landscaping can look neat with a “fresh haircut”
  • Rake over flower beds
  • Power wash mildew on siding, fencing, outside showers, etc.
  • Replace mailbox and house numbers if yours are oxidized or dated
  • Consider replacing exterior storm doors if they are dated
  • Put a few potted plants at your entrance (tulips and daffodils are back!)
  • Make sure exterior lights are in good shape

Inside (in any season):

  • Declutter!  And when you think you are done, declutter again! Though it’s an expense, getting a storage unit to help you clear out extra belongings for a few months could pay off.  Consult your Realtor to see if it may be worth it.  (The Lee Ann Wilkinson Group provides free staging consultation!)
  • Freshen paint, including baseboards and doorway trim
  • Replace switch plates
  • Clean carpets
  • After the snow (hopefully no more!) - tackle everyone’s favorite: windows!

Repurpose Your Spaces?

In addition to cleaning projects, you may want to consider your home’s layout and functionality. Many buyers today are not locked into a traditional floorplan.  If you have a ‘traditional’ home with a formal dining room, and you have other dining space in a kitchen or breakfast room, for example, consider transitioning that formal dining room to appeal to modern buyers. You can remove the dining table, chairs, buffet and chandelier – and stage the room with a desk, bookshelves, upholstered chairs, and a flush mounted light fixture, even a set of French doors, for a more useable home office space.  It’s an inexpensive way to freshen your space, if you are in an area that attracts a more modern buyer or if you have had feedback from prior showings.

Spring into a New Home!

Warm weather, blooming landscaping, and lush lawns definitely increase curb appeal, but you can get a jump on those early bird homebuyers this season by making your home stand out as fresh and neat.

If you are interested in selling your home, please feel free to contact The Lee Ann Wilkinson Group any day of the week at (302) 645-6664, or any time of day at LeeAnnGroup.com.

Happy Spring!

Coastal Cuisine: Another Reason to Move to the Beach!

If there’s one thing we do very well at the beach in Delaware, it’s EAT! We’ve become experts over time – from Sussex County home cooking staples like chicken and dumplings, scrapple, corn on the cob, lima beans, stewed tomatoes, and other vast local produce options - to the “new” (in the last few decades) gourmet restaurant scene that continues to evolve. We are fortunate enough to have the natural wonders of the beach, bay, trails and marshes, so adding in great food? Well, it definitely sweetens the deal when considering buying a home at the beach! (Take these oysters from Fish On!, for example...).

The Lee Ann Wilkinson Group is thrilled to have the opportunity to help get the word out about our great local restaurant scene, and we are proud to sponsor Coastal Cuisine – a home-grown food and culture show produced by Michael Sprouse and TwinFin Media. As they say themselves, Coastal Cuisine “covers all aspects of the thriving food-based hospitality industry throughout the region with a relaxed, fun flair!” From behind-the-scenes interviews with award winning chefs from top-rated restaurants to roadside BBQ, they cover it all.

Check out our Coastal Cuisine commercial!

The Coastal Cuisine crew has already showcased some fabulous new restaurants this month, like Forgotten Mile Ale House in Rehoboth Beach and Bacchus Wine Bar in Milton.

You can check out these segments and more here: http://www.coastalcuisine.tv/!

If you want to stay on the cutting edge, watch each new segment: It’s aired on WRDE NBC during the Friday 6 and 11 PM news, as well as hourly during the Saturday and Monday morning segments of the NBC TODAY show. We’ll be watching, too! Bon appetit

Winter IS Coming

Protect Your Investment!

It’s not a TV foreshadowing…it looks like a stark reality that winter may actually pay us a longer visit this weekend. After a wonderfully mild fall and winter here at Delaware’s beaches, the forecast calls for high winds, coastal flooding, snow and rain. While we may (thankfully) not get as much snow as our DC and Northern neighbors, the wind and potential flooding are definitely causes to get prepared.

Here are a few tips for homeowners to try to prevent costly damage and keep you safe:

Gutters – make sure they’re clear so ice doesn’t back up under shingles and they don’t cave under the weight.

Trees – be watchful of stray branches that may fall on your house or car.

Roof – keep an eye on worn, missing or damaged siding and roof flashing so you can save yourself a leak.

Chimney – inspect for any cracks.

Attic – add to the insulation on your attic floor, both to keep heat in and let the area above the insulation stay cool enough so snow isn’t likely to melt and refreeze.

Exposed pipes - wrap exposed pipes with insulation sleeves or 2 inches of Underwriters Laboratories (UL)-listed heat tape.

Cables – caulk cracks and holes around cable TV wires so interior pipes are not exposed.

“Trickle down” – allow a water trickle from any faucets connected to pipes that run through unheated or unprotected spaces.

Get smart – make sure you know where your home's main water valve is (typically in the basement or outside near the curb) so you can turn water off quickly if a pipe bursts. Also, drain the water system to prevent pipes from freezing damage and bursting if you go away.

Keep warm – If you are leaving your home, lower the heat but don't turn it all the way off.

Prepare pets – In addition to your own provisions, make sure you have enough pet food. And if your pet doesn’t like going outside when there’s snow on the ground, proactively put down a secured tarp. Then, after the snow, fold it back and you have a cleared space for your pet’s necessities J

Post-snow - clear snow and ice from walkways, steps and driveways. Treat these areas with rock salt or deicing products. And if you haven’t been active lately, take it easy! Shoveling is hard work.

Above all, stay safe inside!

Tips adapted from USAA and Federal Alliance for Safe Homes.

Shop Local This "Small Business Saturday" - and beyond!

With the biggest shopping day of the year upon us, The Lee Ann Wilkinson Group wants to support our local friends and businesses this “Small Business Saturday” – Saturday, November 28, 2015. American Express started this initiative nationally to raise support for the independently owned retail shops, restaurants and service providers in communities across our country.

In Sussex County and our beach towns, small businesses are truly the backbone of our economy.

We have always had so many wonderful boutiques and restaurants; however, as any small business owner can tell you - including my own “mom and pop,” Bette and Sal Gallo, who started their real estate business four decades ago - opening and sustaining a “small business” is no “small task.”

Imagine what our towns would be like without the shops that sustain our local economy.  These locally owned and run businesses essentially make Delaware beaches unique places to live and set us apart as real departures from suburbia. The more our small businesses thrive, the better it is for all of us: locals and visitors alike.

The Lee Ann Wilkinson Group is thankful for the support of our local customers, local colleagues and services, and we are happy to support other local small businesses, too.

Happy local shopping!

Is there an app for that?

Real estate websites and apps are a great way to stay up on the market, see what’s for sale, and research what our own properties are worth. Sometimes, however, there's no substitute for local "real" estate - answers from real people. At The Lee Ann Wilkinson Group, we hear many “frequently asked questions” about the market, but this one has cropped up a lot lately:

Why is there a difference between what you say my house is worth and what Zillow recommends?

Here’s our reply:

At The Lee Ann Wilkinson Group, we recommend a price range through our Comparative Market Analysis program and the Multiple Listing Service. We look at comparable properties currently listed, those under contract and those that have recently sold in a given area. Generally, in-town properties are increasing in value slowly and new communities are starting a bit higher than in past months. Sellers ultimately approve their own asking price - but we typically advise to use caution with apps like Zillow. These apps calculate prices without local market knowledge - and here’s a key point - cannot differentiate between a property that’s one house from the beach and six houses from the beach. We use a combination of historical data plus local on-the-ground knowledge and experience to recommend a listing price.

Summertime and the Selling Is...

Easy? Well, easier - with the right advice!

On our “beach calendar,” the summer season starts now: Memorial Day Weekend.  Schools still have a few more weeks of classes, and the true start of the season is a little later in June; but around the Delaware beaches, it feels like SUMMER!

If you are looking to sell a home, now is definitely the time to make sure everything is in good shape.  Here are a few tips to consider to help make selling “easy” (at least as easy as possible!):

1.      Price: Make sure your house is priced accordingly if you want to sell quickly.

2.      Disclosure: When listing your house with a Realtor, you will be asked to complete a standard Delaware “Seller’s Disclosure” form.  Taking time to review and check every box will expedite your sale immeasurably and save you time and frustration once a contract comes in.

3.      Flexibility: Consider some things you may compromise on, and know the absolute lowest price you would entertain.  Also, consider negotiating housewares and fixtures that may appeal to prospective buyers, such as new drapes, custom blinds, that stylish dining room chandelier, even a new washer/dryer.

4.      Clutter:  A spotless, clutter-free home shows best.  Remove any unnecessary papers and knick-knacks, then go back and do it again!

5.      Incentive: If you are highly motivated and your house is not garnering the attention you expect, or if there is high competition in your neighborhood, consider offering an incentive like sharing the buyer’s closing costs.

6.      Maintenance: Keeping your lawn cut and neat and allowing as much access as you can for showings will help your sale, too.  It is a little tough this time of year if you entertain family and friends, but it will help during this prime buying season.

Lastly, and most importantly, enjoy your summer at the beach!

If you are considering selling and have questions about the market, what your home is worth, and how to best stage it for showings, please call us! The Lee Ann Wilkinson Group has a team of experienced professionals that are ready to help you make selling easy!

In Like a Lion, Out with a Sale!

Even if we do have another Winter Weather Advisory (say it isn’t so!), spring starts officially on March 20. January and February hit Delaware Beaches repeatedly with snow and cold, but you know what they say about March – in like a lion, out like a lamb. We’re all ready for those ‘cozier’ days, including homebuyers, who are thawing along with the weather. At The Lee Ann Wilkinson Group, we are scheduling more buyer trips to show beach real estate in the coming weeks.

If you are trying to sell your home, now’s the time to take an objective look at your home - inside and out - and get ready for this warming real estate interest. Snow and wind have made ‘curb appeal’ – that first impression of a home’s exterior - even more difficult to achieve during this in-between time.

  • After the snow - tackle everyone’s favorite: windows!

Repurpose Your Spaces?

In addition to cleaning projects, you may want to consider your home’s layout and functionality. Many of today’s homebuyers are not locked into a traditional floorplan.

Spring is Coming!

'Trending' - Brand New Opportunities for Brand New Construction

As the Delaware Beaches try to thaw out a bit (even with more snow in the forecast!), The Lee Ann Wilkinson Group is “feeling the love” and a warm reception to new listings this February.  Several homes have gone under contract quickly – one within seven days!

We expect this warming trend to continue in 2014, especially with new construction opportunities.  As The Cape Gazette reported on February 6, 2014, the Sussex County economy has been bolstered for the fourth year in a row by construction/housing-related revenue (“Construction Uptick Fuels Economic Rebound,” February 6, 2014: http://capegazette.villagesoup.com/p/construction-uptick-fuels-economic-rebound/1105306).

What’s NEW Downtown?

Although the housing inventory (the number of homes presently for sale) continues to be relatively slim in Downtown Lewes, there are several new home opportunities for home buyers that want the in-town location and new construction advantages.

The Lee Ann Wilkinson Group is pleased to feature several attractive new home opportunities, each with its own unique appeal:

 - Burton Avenue – Available Late March (estimated)

This well-planned, beautiful townhome project showcases two identical townhomes, which face front-to-back.  Located across from Shipcarpenter Square, it’s a short walk to the Farmer’s Market and all Lewes attractions, or take an easy bike ride to the beach!

Each unit features:

  • Private driveway
  • 3 bedrooms
  • 2.5 baths
  • First-floor master bedroom
  • High-end finishes, including hardwood, tile, granite, gas fireplace, and more!
  • Front unit: $529,999
  • Back unit: $519,999

Seeing is appreciating the many thoughtful custom details (including a smart storage design between the homes), so call us today for a tour and first-hand look!

This townhome new construction project on Burton Avenue is being built by Russ Palmer - with an estimated completion date of late March.

- Chestnut Street

Seize this wonderful and rare opportunity to enjoy new construction in Historic Lewes – steps to Lewes shopping, dining and fun.  But don’t wait: The first buyer will have the ability to make key design choices, including exterior and finishes.

Two adjoining carriage homes are available on Chestnut Street and will each feature:

  • 3 bedrooms
  • 2.5 baths
  • First-floor master
  • Screened porch
  • Loft space
  • Prime in-town location!
  • $629,900 each

NEW Lewes Beach Projects:

Canal Place

Evergreene Builders received approval to build nine new town homes at the corner of Anglers and Savannah Roads on the Lewes Beach side of the Canal.  Available this Spring, the homes will start in the mid-$400,000’s.

Angler’s Nest

Collier Homes is developing a 17-home community of new single-family homes off of Angler’s Road.  Available this Spring/Summer, the homes will start in the upper $600,000’s.

The model is under construction with an estimated completion date of April 1st.  It's available for sale for $715,000.  There will be three different floor plans to choose from.

No Builder Tie-in

Of course, in addition to these projects, buyers can choose to purchase a lot and select a builder themselves!  The Lee Ann Wilkinson Group is pleased to offer the following building lots on beautiful, peaceful Lewes Beach:

Lot 59 E. Cape Shores Drive, Cape Shores: $519,900

Lot on Cedar Street/Maine Avenue, Lewes Beach: $575,000

Each of these new construction projects presents a unique opportunity for the best of both worlds – customized ‘new house’ shine with Historic Lewes appeal!  Call The Lee Ann Wilkinson Group at (302) 645-6664 for more information about floor plans and layout!

Welcome to a New Era in Delaware Beach Real Estate

Berkshire Hathaway HomeServices Gallo Realty is Here!

It's official!  The Lee Ann Wilkinson Group and Gallo Realty are now Berkshire Hathaway HomeServices Gallo Realty - and we are ushering in 2014 with lots of energy and excitement!

We’ve already replaced the familiar blue and white yard signs throughout our Delaware Beach communities with the signature “cabernet and cream” signs of Berkshire Hathaway HomeServices Gallo Realty.  This change is just one ‘sign’ of this partnership, which is a great fit for The Lee Ann Wilkinson Group and our parent company.

Our entire, 101-member strong company kicked-off this new affiliation yesterday, Thursday, January 9, 2014, with a ribbon-cutting ceremony and the first Berkshire Hathaway HomeServices Gallo Realty all-staff meeting at Nassau Valley Vineyards.

"Berkshire Hathaway HomeServices is another established, integrity-driven company, and we are proud to be part of it. The company that my parents, Bette and Sal Gallo, started 35 years ago has endured because they lead by example, with their own values and dedication. We have found a strong partner in Berkshire Hathaway HomeServices and will increase our superior service through the tools and resources they provide."  - Lee Ann

Small Business = Big Gains for Our Towns

Supporting "Mom & Pop"

Today is “Small Business Saturday” – an initiative started nationally to raise support for the independently owned retail shops, restaurants and service providers in communities across our country.

Local Market

As many real estate professionals like to say, “real estate is local.”  Our Delaware beach market is unique and inherently local: buying a home here is perhaps as “shopping local” as you can get!

The Lee Ann Wilkinson Group is thankful for the support of our customers, local colleagues and services, and we are happy to support other local small businesses.

Happy local shopping!
