The Happy Wanderers, a 16-piece German Band and the “Bairisch und Steierisch” German dancers will perform at the event. It's Selling Season

TV commercials and magazines have been running 'back to school' articles for a month already, getting us ready for the transition to fall. 

Fall is a great time to live in Lewes. No matter your age or if you have children at home, it seems like all of us tend to ‘fall back’ into the school calendar - treating September like the beginning of a “new year.” While spring is often considered ‘the’ season for selling a house (and it is a great time), fall is catching up for home sales in recent years.

The Lee Ann Wilkinson Group and our other local real estate colleagues are coming out of an exceptionally busy summer. This tide is still rising, and especially with even more brand new construction communities underway, we expect this fall to be quite busy. 

The resale market in newer communities, like those on Gills Neck Road, and on the bay on Lewes Beach are especially in demand at the moment.

If you are considering selling – either to downsize, upsize, or just relocate – here are a few insights and considerations for home sellers:

PRICE:

The first consideration is the ultimate “first impression.” Buyers these days do a ton of online research themselves and already know market pricing. Make sure your house is priced competitively if you want to sell quickly. Does this mean under-valuing your home? Absolutely not. You can, however, save yourself time and grief by pricing your home realistically from the outset. Your REALTOR® can assist you by looking at comparable properties for sale and most importantly, closed transactions as a guide.

A word about Zillow’s “Zestimate”:

Most home buyers (and sellers) are familiar these days with Zillow, Trulia (now owned by Zillow) and other home-selling websites. They display homes for sale from local Multiple Listing Services and attempt to provide estimated home values based on a computer algorithm. While they’re enormously convenient for buyers, they don’t take local nuances into account. Even Zillow execs agree that the best way to determine your home’s value is to consult a local REALTOR® – one that knows, for example, that access to the trail to Rehoboth is a perk or that living on “the east side of Route 1” is a big bump in value.

SETTING THE STAGE:

The ‘decluttering’ trend is popular for a reason. It’s a breath of fresh air to walk into a home without clutter – both in terms of paper and excess furniture. To create a clean first impression, eliminate clutter, personal knick-knacks, and paperwork. Or, ask your REALTOR® to make recommendations based on her or his first impression or to connect you with a professional stager. This tip may seem obvious – and it may seem that buyers should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean!

SIMPLE UPGRADES:

Sometimes little updates make a big impact.

  • Freshen paint, wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).
  • Inspect all of your sinks, faucets, and toilets for drips and leaks.
  • Focus on scents, too. Is your house musty, smoky, or has it been closed up? Change A/C filters and clean carpets.
  • Don’t neglect the outside. Clean out gutters and check your basement for any water leakage or mildew. Clip your flowers and gardens, and put down fresh mulch, to keep them looking great, too.

TIME (and FRUSTRATION)-SAVING INSIDER TIP:

Consider ordering a professional home inspection now, before the often-hectic contract timeframe, so you don’t encounter surprises. We have seen contracts in jeopardy after buyer home inspections reveal issues with crawlspaces, roofs, and septic systems, for example. An ounce of prevention really is worth a pound of cure, as the money you spend on a home inspection could save you at the settlement table.

These tips are based on more than 30 years of home-selling experience, and are by no means all-inclusive!  The biggest takeaway for sellers today is that most people look online first and have essentially already seen the inside of your home through virtual tours, so putting your best foot forward - the moment you list your home - is key, and gives you more time to enjoy our gorgeous fall at the beach!

"Fit for Kings" Part I

Part 1 in a series of updates on the transformation of a Lewes treasure at 401 Kings Highway

If you live in Lewes, you have undoubtedly seen the landmark stunner at the corner of Kings Highway and Washington Avenue. Built in 1871, this “grande dame” of Lewes has aged gracefully, all things considered, but like the rest of us, needs some TLC to keep that youthful glow.

Enter Karen and Guy Buttaro: Originally from Northern Virginia, they have had a presence in Lewes for the past 20 years, owning 608 Kings Highway until they sold it last January. They embarked on this labor of love in July with the purchase of 401 Kings Highway, and have plans for its return to grandeur.


A little history: 

The property is listed in the National Register of Historic Places for its contribution to our town. Unique in Lewes, it is an example of Italianate architecture in the Picturesque Movement style – a late 18th and early 19th century response to more exacting Neoclassic architecture. Whatever the technical nomenclature, this home definitely has a “WOW factor!”

Rain Got You Down?

Make some rainy day fun!

“Bad beach days” can still be fun days at the beach! When you have a houseful of family and friends to entertain, here are a few suggestions:

  • The Beach – yes, it’s still fun in the rain, as long as it’s not storming torrentially with thunder or lightening. Think about renting a kayak, big beach floaty mat, or SUP from Quest Kayak!

  • The Boardwalk – Rehoboth’s landmark attraction has shopping, dining, arcades, and of course – FUNLAND!

  • Boutique shopping in Downtown Lewes and Rehoboth Beach – shops on Second Street and Rehoboth Avenue/side streets have all sorts of local treasures unique to Delaware Beaches and mainstream. Hit Kids' Ketch for a new game or puzzle, or Browseabout Books in Rehoboth for a great new read for the whole family!

  • The Outlets – you can’t miss them! Route 1 offers three different outlet shopping centers with brands to please even the trendiest shoppers.

  • Lefty’s Alley & Eats – new this year, Lefty’s was built for rainy beach days! Bowling, laser tag, arcade, and an award-winning restaurant/bar will keep everyone busy for awhile!

Lewes Is Blooming on Saturday

This Saturday! On June 17, The Lewes Chamber of Commerce and Visitors Bureau will host the 27th Annual Lewes Garden Tour from 10 a.m. to 4 p.m. In addition to touring selected gardens around town, the event includes a Garden Market with more than 40 vendors in Zwaanendael Park. During the hours of the tour, free shuttle service is available for ticket holders. Tickets for the tour of gardens are $20 in advance and $25 on the day of the tour. Click here for more info!

Is it time to turn a vacation into a staycation?

Welcome to summer at the beach! If you enjoy vacationing in Rehoboth and surrounding Delaware beaches, you already know that there’s a lot to love. We have a thriving restaurant and bar scene, laid-back beaches, great outdoor recreation on the ocean, bay, and state parks, renowned local breweries, and so much more. And you are definitely not alone: we’re known as “The Nation’s Summer Capital” for a reason! If you drive across the bridge often, you know that “in-season” is getting longer, too. Many restaurants and businesses are year-round now, and the weather is truly great from spring through early winter.

 

So why are you still renting?

You might be surprised to find out that buying a beach house is within reach. Delaware is unique for many reasons, and real estate is no exception. We know, everyone likes to think they’re special, but Delaware is every bit the ‘small wonder’ we claim to be! You probably know we have no sales tax, but you may not know our secret, #1 attraction is extremely low property taxes. And if you are considering retirement, either now or much farther down the road, an investment property in Delaware could be beneficial as Delaware offers extra perks for retirees in terms of taxes, too.

  • Is now a good time to buy?
    • It may seem like any realtor would answer this question with “yes,” but in fact, it’s a great time to buy!     • Another great asset at the Delaware Beaches is the dramatic range of prices and locations where you can live - yet remain a short bike or car ride to the beach towns. Living “east of Route 1” is a major price differentiator as you can avoid peak traffic by not crossing Route 1. It comes down to your priorities. Living in-town Rehoboth Beach in the heart of the action carries a higher price tag than living in-town Historic Lewes or Milton. A 10-minute drive can buy you a larger home and yard in a community with amenities – even acreage in the country with even lower taxes. So many options! Your realtor can show you around to those hidden gems.

  

  • Where should I start with new construction or a land purchase?
    • Even in new communities with a sales center, it’s a great idea to bring a realtor who will represent your interests (at no cost to you because they are paid by the seller). If you haven’t found the home that suits your taste, there are plenty of lot options, and your realtor can help you find a builder that you’ll love.
