Fit for Kings: Part III

Progress on Kings

The transformation at 401 Kings Highway is happening! In the last update, homeowners Karen and Guy Buttaro were awaiting another meeting of the Historic Lewes Architectural Review Commission for final approval of their renovation plans.

Fortunately, this time, the plans were approved as presented! You may recall, the property is listed on the National Register of Historic Places for its contribution to our town. It is a unique example of Italianate architecture in the Picturesque Movement style.

So, what’s happening now? Exciting updates include some historic discoveries and painstaking extra care:

 

An addition was approved to mirror the existing turn-of-the century addition (now on the left) on the right sideKings8

Or as we say in the real estate business, “FSBO”

 

Wanting to sell your house on your own and take "the middle man" out of the equation is understandable, but does it work out?

 

 For Buyers:

According to the National Association of REALTORS®' 2017 Profile of Home Buyers and Sellers, most buyers search for homes online – and most buyers also use a real estate agent. NAR based the data on random survey responses from a sample of last year’s homebuyers.

Not surprisingly, the 2017 data shows that the internet (95 percent) and real estate agents (89 percent) remain the top two information sources used during buyers' home search. Further, for the third straight year, for-sale-by-owner sales were their lowest share (8 percent) in the survey's history.

Overall, 87 percent of buyers ended up purchasing their home through a real estate agent, and finding the right property to buy and help negotiating the terms of the sale were the top two things buyers wanted most from their agent. Even for those who found the home they purchased online, nearly all still closed on it with the help of an agent (88 percent).

The main reasons buyers cited for using a real estate agent were to understand the buying process and to negotiate sales terms.

And for Sellers:

The National Association of REALTOR® data is helpful to understand buyer feelings about FSBOs, and at The Lee Ann Wilkinson Group, we know and can share first-hand the advantages of working with an agent for sellers.


Wanting to sell a home on your own seems like it could save money and take out the administrative burden of working with a real estate office, but consider the facets of selling that cost you time and money.

  • Pricing. We provide a free comparative market analysis to sellers. We do the research for you on how your home compares to others in value and recent sales data, so it can get priced right – right from the start. This is an enormous time-saver, and anecdotally, we have seen time and again how the right price up front can prove to save you money in the long run because you don’t waste time with an inappropriately priced home, and don’t have to negotiate as much.

  • Marketing. Our advertising budget is one of our largest expenses and we have a wide reach – print, broadcast, internet, and of course, the Multiple Listing Service (which is picked up by other sites like Zillow, in which we also have a sizeable investment). Most of all, we give sellers the largest local network of past and referral clients who are either looking to buy or know people who are.
  • Showings. Coordinating showings can be a significant administrative task. Inevitably, people want to see homes last-minute, then cancel last-minute. Further, working with a REALTOR® gives you some peace of mind in terms of screening – and buyers are accompanied by a licensed professional.

  • Contracts and Qualified Buyers. Contracts and negotiations are our specialty. Of course, foregoing commission is perhaps the chief reason you want to sell on your own, but the residential sales contract undergoes changes and has addendums, inspection forms, etc. And mortgage regulations and qualification criteria change all the time.  For the “fine print” and legal considerations alone, an experienced REALTOR® is invaluable.

In 2017, The Lee Ann Wilkinson Group closed 463 transaction sides – which is a 17% increase in closed transactions over last year, and comprised 369 individual properties.

We sold more than one home per day!

Further, our average sales price increased by 15% compared to 2016. The overall market has shown a decrease in available inventory, and homes are selling more quickly.

It's Selling Season

TV commercials and magazines have been running 'back to school' articles for a month already, getting us ready for the transition to fall. 

Fall is a great time to live in Lewes. No matter your age or if you have children at home, it seems like all of us tend to ‘fall back’ into the school calendar - treating September like the beginning of a “new year.” While spring is often considered ‘the’ season for selling a house (and it is a great time), fall is catching up for home sales in recent years.

The Lee Ann Wilkinson Group and our other local real estate colleagues are coming out of an exceptionally busy summer. This tide is still rising, and especially with even more brand new construction communities underway, we expect this fall to be quite busy. 

The resale market in newer communities, like those on Gills Neck Road, and on the bay on Lewes Beach are especially in demand at the moment.

If you are considering selling – either to downsize, upsize, or just relocate – here are a few insights and considerations for home sellers:

PRICE:

The first consideration is the ultimate “first impression.” Buyers these days do a ton of online research themselves and already know market pricing. Make sure your house is priced competitively if you want to sell quickly. Does this mean under-valuing your home? Absolutely not. You can, however, save yourself time and grief by pricing your home realistically from the outset. Your REALTOR® can assist you by looking at comparable properties for sale and most importantly, closed transactions as a guide.

A word about Zillow’s “Zestimate”:

Most home buyers (and sellers) are familiar these days with Zillow, Trulia (now owned by Zillow) and other home-selling websites. They display homes for sale from local Multiple Listing Services and attempt to provide estimated home values based on a computer algorithm. While they’re enormously convenient for buyers, they don’t take local nuances into account. Even Zillow execs agree that the best way to determine your home’s value is to consult a local REALTOR® – one that knows, for example, that access to the trail to Rehoboth is a perk or that living on “the east side of Route 1” is a big bump in value.

SETTING THE STAGE:

The ‘decluttering’ trend is popular for a reason. It’s a breath of fresh air to walk into a home without clutter – both in terms of paper and excess furniture. To create a clean first impression, eliminate clutter, personal knick-knacks, and paperwork. Or, ask your REALTOR® to make recommendations based on her or his first impression or to connect you with a professional stager. This tip may seem obvious – and it may seem that buyers should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean!

SIMPLE UPGRADES:

Sometimes little updates make a big impact.

  • Freshen paint, wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).
  • Inspect all of your sinks, faucets, and toilets for drips and leaks.
  • Focus on scents, too. Is your house musty, smoky, or has it been closed up? Change A/C filters and clean carpets.
  • Don’t neglect the outside. Clean out gutters and check your basement for any water leakage or mildew. Clip your flowers and gardens, and put down fresh mulch, to keep them looking great, too.

TIME (and FRUSTRATION)-SAVING INSIDER TIP:

Consider ordering a professional home inspection now, before the often-hectic contract timeframe, so you don’t encounter surprises. We have seen contracts in jeopardy after buyer home inspections reveal issues with crawlspaces, roofs, and septic systems, for example. An ounce of prevention really is worth a pound of cure, as the money you spend on a home inspection could save you at the settlement table.

These tips are based on more than 30 years of home-selling experience, and are by no means all-inclusive!  The biggest takeaway for sellers today is that most people look online first and have essentially already seen the inside of your home through virtual tours, so putting your best foot forward - the moment you list your home - is key, and gives you more time to enjoy our gorgeous fall at the beach!

"Fit for Kings" Part I

Part 1 in a series of updates on the transformation of a Lewes treasure at 401 Kings Highway

If you live in Lewes, you have undoubtedly seen the landmark stunner at the corner of Kings Highway and Washington Avenue. Built in 1871, this “grande dame” of Lewes has aged gracefully, all things considered, but like the rest of us, needs some TLC to keep that youthful glow.

Enter Karen and Guy Buttaro: Originally from Northern Virginia, they have had a presence in Lewes for the past 20 years, owning 608 Kings Highway until they sold it last January. They embarked on this labor of love in July with the purchase of 401 Kings Highway, and have plans for its return to grandeur.


A little history: 

The property is listed in the National Register of Historic Places for its contribution to our town. Unique in Lewes, it is an example of Italianate architecture in the Picturesque Movement style – a late 18th and early 19th century response to more exacting Neoclassic architecture. Whatever the technical nomenclature, this home definitely has a “WOW factor!”  

Hallmarks of this home include the fascinating exterior with its roofline and eaves, interior spacious rooms, high ceilings, an impressive staircase, and classic wide mouldings. Initially, the Buttaros set to clearing the overgrowth on the property and taking stock of the project.
