Closings, Despite Government “Closing”

Federal government shutdown has not impacted our local real estate settlements. If you would like to buy or sell property, like this beautiful home at 33693 Bay Ridge Lane, call us!

 

The continued shutdown of our Federal Government is concerning on many levels – including its reach to Cape region residents still working in Washington, DC., and the impact of people furloughed throughout the country.  Of course it’s a topic unto itself.

 

We can at least address one question: How will the shutdown affect the home buying process?

Most federal agencies involved in federal housing and mortgage programs will continue to operate throughout the shutdown, though a few may process things slightly more slowly.  To summarize a reference sheet from The National Association of REALTORS released on October 3, 2013:

The Federal Housing Administration (FHA) – specifically single family mortgage loans, VA Loan Guaranty program, Government Sponsored Enterprises (Fannie Mae and Freddie Mac) and the Treasury’s The Making Home Affordable Program (HAMP and HAFA) will continue to operate during the shutdown, with some requiring subsequent verification of information.  The IRS and Social Security Administration may be the slowest to process requests for verification.

To summarize a local report from our friends at Dynamic Mortgage:  We are closing loans!

A Window is Open for Buyers and Sellers

If you have been watching interest rates and waiting to make a move, you have a newly opened window of opportunity.  This week, the Federal Reserve announced it would continue to purchase mortgage-backed securities and Treasury bonds, according to a September 19, 2013 CNNMoney article.  In other words, the Fed will not taper these purchases – which should keep mortgage rates at least the same, if not slightly lower, for awhile. 

The question remains as to whether or not we are headed toward a 5% mortgage rate; however, (as sited in CNNMoney) Freddie Mac’s chief economist, Frank Nothaft, said rates could hit 5% by mid-2014.  To keep things in perspective, these rates are still relatively low - but they offer a chance at savings for buyers that are on the fence now about purchasing a home.

If you are in the process of buying a home now – awaiting your settlement/closing – consider these tips (courtesy of Chris Hoenen at Schab and Barnett):

If you are paying cash:

  • Arrange for your certified funds in advance of closing to allow time. 
  • Make sure your insurance is in place, even if you are not using a lender.
  • Get a survey! Even if you do not have a lender requiring it, a survey protects you as the buyer.

 

If you are selling a property: 

  • You have closing duties, too!  Complete the letter/checklist your attorney sends you, which includes requests for your mortgage lender, a survey (if you have one) and association contact information.  Privacy laws prevent payoff without sellers’ authorization.  Sellers can greatly expedite closing by returning this information.

If we are talking about weather, our outlook is sunny and 70 degrees - a breath of fresh air for fall!  If we are talking about real estate, our local outlook continues to warm up - a breath of fresh air for sellers!

“Inventory” has been the hot word for the past several months.  The number of homes available for sale has been historically low, both nationwide and locally.  This summer, while we saw the frequency of new listings rise, many homes sold within a week of hitting the market, especially lots and homes in-town/in downtown Lewes.

Sellers, Take Heart!

"Oh no!  My house didn't sell during the summer! Now what?"

If that’s on the tip of your tongue, you are not alone.  It’s a common misconception, especially at the beach, that summer is the hottest time for buying and selling property.  Of course, it’s the “hottest” time overall, but summer is not the only time (or even the best time) for buyers to make a move.

 

As we are lucky enough to notice this week, fall is beautiful at Delaware’s beaches.  Gorgeous weather, less traffic, and more “normalcy” offer a real look at what it’s like to live in a beach town during most of the year.  If you are in the market for a beach home, now is the time to 'fall' in love!

 

While summer was busy, fall still offers many great opportunities to attract visitors - and potential home buyers - to the beach.

Summer by Numbers

Happy Labor Day Weekend!

Labor Day Weekend is here! Congratulations to all of our local businesses and employees for hosting another great summer at the beach.  Back-to-school time is a transitional time all around.  Here at the beach, it also means the end of many extra summer employees (as college students leave for the semester) and a time to transition from seasonal to year-round teams.  Please bear with our local restaurants and retail businesses this weekend!

Of course, the main focus on Labor Day is appreciation and recognition for the hard work each of us does all year.  Hopefully many visitors and locals alike are enjoying a well-deserved day off on Monday! 

So, while you have extra time to read The Cape Gazette, here’s a quick real estate snapshot of the summer.

(All information taken as of August 30, 2013 from InnoVia/Sussex County Multiple Lisiting Service)

As of today (August 30, 2013):

  • In Sussex County overall, there are 3,802 active residential real estate listings (not including lots/land/commercial)
  • In Lewes and Rehoboth: 610 active listings
  • From Dewey to Fenwick: 1,345 active listings

Between June 1 and August 30 – Summer 2013:

  • Sussex County REALTORS sold 1,050 residential properties
  • In the Lewes and Rehoboth area during this time frame, 152 residential properties sold and 87 are under contract (not yet closed/settled)
  • In the Dewey/Bethany/Fenwick area, 182 residential properties sold and 164 are under contract

 

Just a note to keep in mind: the “sold” properties are those that actually closed/settled after June 1; however, they could have been considered “under contract” before summer.  Likewise, many of the properties that went under contract this summer may not close/settle until September or later in the fall. 

Overall, August has been a busy month for everyone at the beach – and Labor Day definitely doesn’t mean the end of beach time.  If you are a seasonal visitor to Delaware’s Beaches, don’t forget that “summer” around here is as long as the weather holds, which can be through Christmas and beyond.  Look for all of our great fall events – from Sea Witch and Punkin Chunkin to the Jazz and Film Festivals – and plan a fall trip, too!

How do you want to spend your summer vacations?

There’s only one more week until Labor Day Weekend!  It may be hard to believe, but the best of summer is yet to come: September.

As all the kids go back to school for the question, “How did you spend your summer vacation,” maybe we should all ask ourselves the same thing.

Home Sellers' "Almanac"

 

An Ounce of Prevention

One of the recurring certainties in life is as Ben Franklin once said: "An ounce of prevention is worth a pound of cure." This timeless advice applies to selling a home, specifically to getting a pre-emptive home inspection and even septic inspection (if applicable).

 

 

 

Considering that real estate, specifically buying a house, is usually the largest purchase anyone makes in a lifetime, it makes sense that buyers want to cross every 't' and dot every 'i'.  Sometimes it seems to take a lifetime to complete the sale (not just in terms of paying a 30-year mortgage!), in terms of negotiating an inspection report on the sale of an historic - or even a relatively brand new - home. Furthermore, and this is where the "ounce of prevention" comes in, all too often, sellers discover a major home defect only after the buyers' home inspection report comes back.

 

 

 

While the home inspection is usually a cost that the buyers incur, sellers can save time in the long run by ordering a home inspection when they list their house for sale. Home inspections range in price, depending on the size/age of the property and how much time the inspector needs, but can cost several "Ben Franklins."

 

 

 

Conducting a preventive home inspection may not necessarily mean that buyers won't ask for one or the mortgage company won't also require a current one; however, it gives sellers a strong position in selling and helps identify any areas of concern ahead of time.

 

 

 

Once buyers present an offer and sellers accept, a relatively firm calendar is set in motion with prescribed time frames for buyer-ordered inspection, seller response and/or correction, buyer acceptance, and contractual ratification. Plus, in the (hopefully brief) wait between listing and selling their home, sellers can enjoy the benefits of living in a fully safe and up-to-code home!

 

 

 

Most importantly, a preventive home inspection can make the road to closing/final sale a smooth one for everyone.

 

 

 

An Ounce of Suction...

 

Similarly, if sellers have a septic system (vs. community/town sewer), they should maintain their home's sewage treatment system and have it serviced regularly.  Upon making an offer of sale on a home, buyers will order a septic inspection. The number of people living in a home can dictate the frequency and requirements for maintaining a septic system; however, regular maintenance is ideal.

 

 

 

Starting in 2014, the Department of Natural Resources and Environmental Control (DNREC) is making its septic inspection requirements more stringent, especially in certain areas near watersheds. Since human nature is to wait until the last minute (we haven't taken all of Ben Franklin's advice to heart!), home owners with septic systems who are planning to sell can get ahead of the possible run on septic companies and order their inspections ahead of 2014.

 

 

 

Whether through a pre-emptive home inspection or septic inspection, sellers can help clear the path to closing!

Recipe for Selling

The best time of year at the beach in Delaware and all over Sussex County is here.  Summer?  Yes – but more specifically, tomato season!  (It’s also time for the Historic Lewes Farmers Market’s Tomato Recipe Contest next weekend…)  Delaware tomatoes are delicious, fresh, local, and ripe for the picking!  If you are selling your home, you may want to consider these words to describe your own home. While you already have the “local” part, how can you make your home stand out as ‘fresh’ and ‘ripe for the buying’? 

Even in this market of low inventory, or relatively few properties in the prime locations, buyers (like diners) are wowed by presentation: the first impression

Here are a few tips:

  • Price: The ultimate “first impression.”  Make sure your house is priced accordingly (competitively and attractively) if you want to sell quickly. 

 

  • Presentation: Why do we put off doing those little things for ourselves while we are living in a home – until it’s time for someone else to enjoy it?  It’s common, but NOW is definitely the time to do these projects.  People form first impressions on sensory information, not necessarily on ‘what could be.’

 

Sight

Try to look at your home with fresh eyes, or ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean! 

Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.

Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).

Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary. 

Don’t neglect the outside.  With all the rain we have had lately, make sure your gutters are cleaned out and check your basement for any water leakage or mildew.  Clip your flowers and gardens to keep them looking great, too.

Smell

In addition to the visual presentation, try walking into your house with a fresh nose.  Do you smell your pets or smoky furniture?  Has your home been closed up with A/C – or do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Prudential Real Estate Earns Top Spots for Customer Satisfaction

JD Power and Associates' Annual Survey Results are In!

Prudential Real Estate Ranked Highest for Customer Satisfaction in Three Segments of J.D. Power and Associates 2013 Home Buyer/Seller Study

The Lee Ann Wilkinson Group of Prudential Gallo, REALTORS, is proud to be affiliated with Prudential Real Estate, an HSF Affiliates LLC company.  Prudential Real Estate announced last week that its affiliate network ranked highest for customer satisfaction in three of the four segments included in J.D. Power and Associates’ annual Home Buyer/Seller Satisfaction Study: 

  • Repeat Home Buyer
  • First-time Home Buyer
  • First-time Home Seller

 

The J.D. Power and Associates sixth annual study measured customer satisfaction among the nation’s largest real estate brokerage companies in four categories of the home-buying experience:

  • Agent/salesperson
  • Real estate office
  • Closing process
  • Variety of additional services

 

Seller satisfaction was evaluated through the same four factors plus marketing.

According to survey findings (per the Prudential Real Estate July 10, 2013 press release), Prudential Real Estate scored over 800/1000 possible points in each of its top three categories. This represents the third time in six years Prudential Real Estate ranked highest in seller satisfaction (including recognition in 2008 and 2010).

The strong Prudential brand, recognizable by the long-standing “Rock” logo, does stand for strength!  As the survey revealed, brand reputation was a key factor for first-time home buyers and sellers – and satisfaction increases with the number of transactions. 

“As long as I can remember seeing real estate ads on television or on local ‘for sale’ yard signs, I have associated the Prudential brand with stability, dependability and strength,” Lee Ann Wilkinson explains.  “My team and I are proud to be part of this network and represent its commitment to home buyer and seller satisfaction.  Our referrals and repeat clients are truly the cornerstones of our business.”

Additional survey findings include:

  • First-time home buyers and sellers are most influenced by a company’s good reputation and the recommendations they receive from friends, family and colleagues.
  • More than one-third (35%) of first-time home buyers and 27% of first-time sellers indicate they selected their real estate company based on its reputation.
  • 28% of first-time home buyers and 27% of first-time sellers selected their company based on recommendations.
  • Overall satisfaction with real estate companies is higher among repeat customers compared to first-time buyers or sellers.
  • Suggesting better times in residential real estate, the percentage of first-time home sellers increased to 44% in 2013 from 30% in 2012.
  • The percentage of first-time home buyers also increased significantly, 49% in 2013 vs. 40% a year ago.

 

The 2013 Home Buyer/Seller Study includes 4,371 evaluations from 3,930 respondents who bought or sold a home between March 2012 and April 2013.

Look at Clouds from Both Sides Now…from renting and owning your own place at the beach!

 

Whether you own a house at the beach already or you are renting this summer, the clouds and rain have kind of gotten in the way of plans!  It’s been a rainy summer for sure. Those most frustrated by the weather lately are our beach home renters.  A few weeks so far have brought practically daily rain, which can dampen family fun and end up breaking the budget with daytime activities. 

 

This weather is out of character for Delaware beaches in the summer (and even off of Farmer’s Almanac predictions!).  Still, renting for a week puts a lot of pressure on Mother Nature (and mothers and fathers); you have to make the most of every day you have budgeted to spend at the beach. 

 

If you are here at the Delaware Beaches for the first time this year and the rain is getting you down, take heart!  It’s been exceptionally rainy – not the norm.  And hopefully you are finding some great rainy day activities:

 

  • Grabbing a poncho at the dollar store and hiking through Cape Henlopen State Park – even down to or up from the Gordon’s Pond entrance in Rehoboth’s North Shores
  • Renting a Quest kayak in Lewes (as long as it’s not torrential or bringing thunder and lightning!)
  • Enjoying sales tax-free Delaware’s shopping – especially locally owned, independent businesses in Downtown Lewes and Rehoboth Beach
  • Lounging in one of our growing numbers of cafes
  • Spending a few extra dollars on Second Street in Lewes on unique puzzles or board games (for adults and kids)
  • Exploring fishing excursions from the Lewes-Rehoboth Canal
  • Discovering the many, many metropolitan-worthy art galleries through Rehoboth Beach and Lewes
  • Taking kids to library programs for a change of scenery
  • Strolling through the Rehoboth Beach Farmer’s Market on Tuesday or Historic Lewes Farmer’s Market on Saturday

 

Ultimately, the best way to take the pressure off of packing everything into your weekly rental experience is to consider the feasibility of making it a year-round opportunity.  Renting has many short-term advantages financially; however, if you are a regular renter, your annual investment could make way for a vacation home of your own!

Paradise Found - in Milton!

As we celebrate the birth of our nation this July, it’s a perfect time to take a closer look at Milton – one of the earliest Delaware towns – which has so much to offer! 

While “The First Town in the First State,” designation goes to Lewes, Milton boasts its own, rich historic significance.  The town now called Milton was settled by English colonists about 40 years after Lewes, in 1672.  In 1807, it officially became “Milton,” for the poet John Milton. 

Architectural history fans will certainly see the poetry of the city’s preserved Victorian and Colonial design.  Especially through the 19th century, the Town of Milton thrived as a shipbuilding and button making hub along the banks of the Broadkill River.  This industry enabled development and period style, which is still reflected in the heart of the Historic District; yet Milton retained a distinctly “small town” feel.  Those industries waned through the years, but the heart and charm of the downtown remain. (Milton earned its designation on the National Register of Historic Places on June 25, 1982.)

Whether you are a Delaware Beach local or are looking to relocate to the area, a walk through Milton is definitely worth it!  The historic charm of Kings Ice Cream meets modern industry of Dogfish Head’s craft brewery, among other great stops.  Home prices may be quite a surprise, too.  While inventory is still low throughout the area, The Lee Ann Wilkinson Group currently offers the following charming homes in the always-quaint Town of Milton:
