Observing Memorial Day

Once again, the Lewes Rehoboth Rotary Club's "Flags for Heroes" display at Cape Henlopen High School is a visually stunning tribute to the men and women who died in service to our country.

From all of us at The Lee Ann Wilkinson Group, we remember. Rest in peace.

Tulip Time!

Lewes is already blooming for its 7th Annual Lewes Tulip Celebration, which starts this weekend and runs through April 16, 2016.

Tip toe through town this weekend with the help of a “Tip Toe To The Tulips” Map, available at the Lewes Chamber of Commerce. For more detailed information, contact the Lewes Chamber of Commerce at (302) 645-8073.

This year, the event spans two weekends to allow for ‘late bloomers.’ Miraculously (and thankfully!), Lewes in Bloom volunteers planted over 15,000 tulips of over 100 varieties throughout the City of Lewes!

FYI:  Due to the weather forecast, Lewes in Bloom cancelled its booth for this weekend’s event and will bring its handcrafted items to the Lewes in Bloom Spring Plant Sale on May 7.

Celebrate Our Independence!

July 4th Weekend Fun at the Beach

Life, liberty and the pursuit of happiness in Lewes!

Delaware is “The First State” for many reasons. As all Delaware history students know, it was literally ‘first’ to ratify the Constitution.  We have a rich history throughout our state – from Sussex up to New Castle County.

Delaware is always first for celebrating Independence Day.  History is written every year as Delaware’s beaches continue to top themselves, year over year, with amazing July 4th celebrations.

If you are visiting and thinking of buying a home at Delaware’s Beach communities, this July 4 may seal the deal!

No matter where you are at the Delaware Beaches, you’ll find out that we know how to throw a birthday party! If you are in Lewes for July 4, you will get swept up in truly the most classic Norman Rockwell portrayal of what it means to be an American for our nation’s Independence Day.  If it sounds too good to be true, it is – but so is Delaware!

Thank you to all of our military veterans – from Delaware and throughout the nation – for securing our “life, liberty and pursuit of happiness” year-round.

On Saturday, July 4:

Turning the Page to 2014

Fresh calendars mean a fresh start...

...and exciting opportunities.

The Lee Ann Wilkinson Group is extremely grateful to our friends, families, and clients for the trust you placed in us during 2013 to make it another record-breaking year! Each of us at The Lee Ann Wilkinson Group focuses on how we can make every year better, which starts with delivering more personalized, informed services to our home buyers and sellers.  And each year at this time, as I look back on the previous year and ahead to a new one, it is difficult to imagine topping the year before.  National trends and market speculation can be intimidating.

I definitely felt this way last year – yet in 2013, our sales increased 25% - a milestone I could not have imagined at the start of the year.  I think the key to my motivation and the strength of my team is that we take nothing for granted.  We have expanded our team and enhanced our in-house systems to ensure this level of service.

We are also extremely excited that The Lee Ann Wilkinson Group and Prudential Gallo, REALTORS will become part of Berkshire Hathaway Home Services next week – a change that will enable us to continue to improve our services to buyers and sellers.

I am optimistic that 2014 will be the best year yet!  If you are interested in buying or selling property in Sussex County, please let us know – and visit us at our new website: www.LeeAnnGroup.com.

Best wishes for making 2014 your best year, too!

Living on the Cape's Shores

How do you want to spend your summer vacations?

There’s only one more week until Labor Day Weekend!  It may be hard to believe, but the best of summer is yet to come: September.

As all the kids go back to school for the question, “How did you spend your summer vacation,” maybe we should all ask ourselves the same thing.

What did you get to do this summer that you really enjoyed?  Did you get enough beach time, family time, and did your vacation home or rental set the right scene?  Delaware beaches have so many different activities, but some of the most action- and relaxation-packed venues are where the bay meets the ocean at Cape Henlopen.

We can’t live in Cape Henlopen State Park, but just steps away from the sprawling protected lands, bike/running paths, and Atlantic Ocean beaches is the Cape Shores community.  Cape Shores offers unparalleled amenities on Lewes Beach:

  • easy sandy beach access (most houses are either on the bay or just a few lots away)
  • fishing pier
  • community pool
  • tennis
  • proximity to downtown Historic Lewes attractions and restaurants (1.5 miles)

Its sunrise and sunset views are amazing, too.

There’s a lot more summer left to enjoy – and now is a beautiful time to explore find a location that makes the most of your summer expectations.

“How you spent your summer vacation” is up to you!

Consider these unique opportunities in Cape Shores! (Once you select one, just hit "back" on your browser to return to this page.)

Lewes, How Does Your Garden Grow?

23rd Annual Lewes Garden Tour – Saturday, June 15

Enjoy the “hidden gardens” of Lewes this Saturday, June 15!  The Lewes Chamber of Commerce and Visitors Bureau hosts its 23rd Lewes Garden Tour, which always showcases the creativity and serenity of Lewes’ most visionary (or naturally gifted!) green thumbs.

The tour is open from 10 a.m. to 4 p.m. on Saturday.  Tickets are $20 in advance and $25 on the day of the tour, and are available at the Lewes Chamber of Commerce visitor center in the Fisher-Martin House (located next to the Zwaanendael Museum).
For more information on the tour or to order the tickets in advance, call 302-645-8073. Also visit www.leweschamber.com.

As the Lewes Chamber’s website explains, 23 years ago, the late Mary Vessels, her brother Jack and sister-in-law Mickey envisioned sharing the marvelous “hidden gardens” of Lewes with neighbors and visitors. Originally named the Zwaanendael Heritage Garden Tour, it took place on June 23, 1990.

Now the Annual Lewes Garden Tour, this year’s event features seven private gardens; five of which are walkable from Zwaanendael Park, two of which are on the Lewes Beach side of the Canal.

An exciting addition this year is Lewes’ newest public garden: The Children’s Learning Garden next to the library. The volunteer organization Lewes in Bloom created the garden as a children’s outreach initiative – and it’s really growing fast!

A Garden Market will be open in Zwaanendael Park where more than 40 vendors will sell garden related items during the tour (10 a.m. – 4 p.m.). Artists will be painting in the tour gardens, and tour-goers can enjoy beverages and lunch.  During the hours of the tour, free shuttle service through Prudential Gallo, REALTORS, is available for ticket holders.

Take a day for yourself and discover the secret gardens of Lewes!

Small Town Courtesy

Lewes, Delaware is more than a town of historic landmarks and beautiful, traditional homes.  It’s also a place where you see someone you know whenever you walk down the street or pick up lunch downtown.  At The Lee Ann Wilkinson Group, we truly appreciate the opportunity to help home buyers and sellers here at the beach, so it is really gratifying to know when the feeling is mutual.  And while all forms of “thank you” are wonderful, I have to admit that a handwritten thank you note always impresses me most.

As with so many small town courtesies, you can find the ‘lost art’ of letter writing here in Lewes. I recently received the following note about one of my buyer’s agents, Garrett King.  I can’t thank Mrs. Raysor enough for taking the time to write a thoughtful letter and let us know we are doing what we set out to do.  It says as much about our wonderful customer as it does about Garrett!

Dear Lee Ann,

I would like to commend one of your staff, Garrett King, He is very able, professional and knowledgeable. Once I called him on a Sunday night to leave a brief message and he picked up the phone spent over an hour patiently answering many questions and showed a command of the facts about specific lots … as well as a thorough knowledge of the area without any information in front of him. In any requests, Garrett always went the extra mile to provide information or solve a problem to a very high standard.

I am indebted to his insight into the sales situation. He communicated to me that he felt the remaining lots would be selling out soon. The lots were all sold within 10 days. Without his understanding of a shift in the market and communication, I would not have known [out of town]. The lot he recommended has unique elements for me … He got it and has made a huge contribution to my future quality of life.

Based on my experience with Garrett, I will not hesitate to recommend your firm to my friends and colleagues. No amount of advertising can give you the reputation for quality as your staff does. I hope all is going well for you.

Fondly,

Ingrid

We're the Tops!

Lewes a "Best Place" to Retire

Thank you, TopRetirements.com for sharing what Delaware locals know:  Lewes is a great place to retire for so many reasons.  Of course, our beautiful natural attractions - like the Atlantic Ocean, Delaware Bay, Lewes/Rehoboth Canal, and wetlands in-between - attract retirees, families, and wildlife.  People looking at Lewes and our surroundings for the first time often can't believe our favorable retirement climate, including our low tax rate.  As word gets out, more "active adult" communities continue to spring up.

Welcome to Lewes - a TopRetirement destination!

Looking at 2012

Superior Service, Data-Driven Results

I always find value in looking at the big picture.  Further, my priority remains to provide useful information for both buyers and sellers.  One way I do both is by preparing my annual statistical newsletter.  At a glance, you can see our local market trends: the real estate transactions in our area over the past year, the significant Prudential Gallo market share, along with the list price, sale price, and number of days on the market for each property.

I can't stress enough how grateful The Lee Ann Wilkinson Group is to our clients for making 2012 another remarkable year.  In fact, it was my best year ever as a Realtor in terms of number of transactions (representing buyers, sellers, or both in the same sale).  My team brought together 270 buyers and sellers, which is a 40 percent increase over 2011.  Actual property sales increased 43 percent and the total dollar value of these sales increased nearly 33 percent.  I credit this success to my team’s collective experience, intuitive knowledge of the area, and unparalleled dedication to customers.

As many of you already know, 2013 is starting out strong and average home prices are inching up.  It may take a little while to get to more significant price increases; however, the relatively low inventory continues to increase prices.  If I were a seller (which I was last year!), I would have renewed confidence that 2013 is on the right track.  If I were a buyer, I would strongly consider making a move this year, before prices and interest rates rise.

Take a look for yourself - and as always, let us know if you have any questions about the value of your property.

What our customers think...

From Zillow: Lee Ann did a fabulous job helping us find a house that is perfect for our family. She was especially skilled in helping with negotiations on home inspection repairs.
