Q: What’s a better investment – total fixer-uppers, existing homes, or new construction?

A: We hear this question a lot, both from out-of-towners and locals, and it is really a matter of preference.

 

Historic Lewes homes have a strong draw if you like charm. If you have the time and can afford to renovate a home in the Lewes Historic District, for example, there are some wonderful opportunities to live in a town where you can walk to everything.

 

Re-sale homes are often great values. Our market has many homes that the original (or only second) owners are selling, which they bought new. These homes can be inexpensively upgraded, so in general, you can get a great value buying a resale over new construction.

 

New construction is definitely a hot ticket right now and offers the latest trends in materials and customization. Many buyers come from a traditional home they have lived in for 20+ years and just won’t consider anything but new. Many local builders make it so easy to design and make selections that building a new home is fun and not the hassle it once was.

Recipe for Selling 2015

Sussex County farmers’ market season is getting in full swing, which means gorgeous crops of tomatoes, zucchini, berries, peaches, the list goes on, are filling the farmers' tables. It’s a perfect time to pull the tried-and-true zucchini bread or cobbler recipe out of the card box (or Google one, it’s 2015!).

We go back to the favorites out of tradition and because those recipes never fail. Adding some chocolate chips to the zucchini bread or mixing berries in the cobbler, even mixing tomatoes and peaches for a refreshing caprese salad, can liven up your table and make the flavors pop.

If you are selling your home, you may want to consider this strategy for your own property: Take a look at your home and consider how you can make your property “fresh for the picking.”

Here’s a ‘tried-and-true’ recipe we like to start with at The Lee Ann Wilkinson Group. Turning again to a cooking analogy, take a look at presentation, the first impression

Price: The ultimate “first impression.”  Make sure your house is priced accordingly (competitively and attractively) if you want to sell quickly. 

Presentation: Why do we put off doing those little things for ourselves while we are living in a home – until it’s time for someone else to enjoy it?  It’s common, but NOW is definitely the time to do these projects.  People form first impressions on sensory information, not necessarily on ‘what could be.’

Try to take a look at your home with fresh eyes. Or, ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean! Walk into your house and take a deep breath with a 'fresh' nose. Do you smell your pets or smoky furniture?  Has your home been closed up with A/C – or do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.

Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).

Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary. Consider ordering a professional home inspection now, before the often-hectic contract timeframe, so you don’t encounter surprises.

Don’t neglect the outside.  With all the rain we have had lately, make sure your gutters are cleaned out and check your basement for any water leakage or mildew. Plus, standing water breeds mosquitoes! Clip your flowers and gardens to keep them looking great, too.

Recipe for Success

Unlike baking, home selling is not an exact science.  These tips are based on more than 30 years of home-selling experience, and are by no means all-inclusive!  One thing to keep in mind is that today, most people look online first and have already "seen" the inside of your home with photos and Virtual Tours, so putting your best foot forward at the moment you list your home is key.

Lee Ann Wilkinson and Chris Holt of The Lee Ann Wilkinson Group are back from an exciting, record-breaking trip to Nashville, Tennessee earlier this month. Sales associates from Berkshire Hathaway HomeServices Gallo Realty were among over 3,500 real estate professionals attending the annual sales convention, which featured industry speakers, workshops, and market observations about the transitioning national real estate market.

This year’s theme — Stand Out! Live.  Life.  Loud. — recognized a strengthening market in the U.S. economy and residential real estate and how brokers and agents acting now can grow their businesses well into the future.

Even if we do have another Winter Weather Advisory (say it isn’t so!), spring starts officially on March 20. January and February hit Delaware Beaches repeatedly with snow and cold, but you know what they say about March – in like a lion, out like a lamb. We’re all ready for those ‘cozier’ days, including homebuyers, who are thawing along with the weather. At The Lee Ann Wilkinson Group, we are scheduling more buyer trips to show beach real estate in the coming weeks.

If you are trying to sell your home, now’s the time to take an objective look at your home - inside and out - and get ready for this warming real estate interest. Snow and wind have made ‘curb appeal’ – that first impression of a home’s exterior - even more difficult to achieve during this in-between time. So whether you are a seller (or even a prospective buyer), here are a few details to notice and consider. Most of these tips are inexpensive but pay off big.

Outside: 

  • Clear up sticks in your yard
  • Make sure paths to the front door are clear
  • Clip back beach grass and shrubs – even leafless landscaping can look neat with a “fresh haircut”
  • Rake over flower beds
  • Power wash mildew on siding, fencing, outside showers, etc.
  • Replace mailbox and house numbers if yours are oxidized or dated
  • Consider replacing exterior storm doors if they are dated
  • Put a few potted plants at your entrance (tulips and daffodils are back!)
  • Make sure exterior lights are in good shape

 

Inside (in any season):

  • Declutter!  And when you think you are done, declutter again! Though it’s an expense, getting a storage unit to help you clear out extra belongings for a few months could pay off.  Consult your Realtor to see if it may be worth it.  (The Lee Ann Wilkinson Group provides free staging consultation!)
  • Freshen paint, including baseboards and doorway trim
  • Replace switch plates
  • Clean carpets
  • After the snow - tackle everyone’s favorite: windows!

 

Repurpose Your Spaces?

In addition to cleaning projects, you may want to consider your home’s layout and functionality. Many of today’s homebuyers are not locked into a traditional floorplan.  If you have a ‘traditional’ home with a formal dining room, and you have other dining space in a kitchen or breakfast room, for example, consider transitioning that formal dining room to appeal to modern buyers. You can remove the dining table, chairs, buffet and chandelier – and stage the room with a desk, bookshelves, upholstered chairs, and a flush mounted light fixture, even a set of French doors, for a more useable home office space.  It’s an inexpensive way to freshen your space, if you are in an area that attracts a more modern buyer or if you have had feedback from prior showings.

Warm weather, blooming landscaping, and lush lawns definitely increase curb appeal, but you can get a jump on those early bird homebuyers this season by making your home stand out as fresh and neat.

A Year in Lewes Real Estate: 2013

Last year was another record-setting year for local real estate sales at The Lee Ann Wilkinson Group.


Each year, we prepare a sales report of all of the properties that sold in Downtown Lewes and in select Rehoboth Beach neighborhoods, as well as the sold vs. listing prices and number of days until settlement.

These reports reflect transactions as recorded in the Sussex County Association of REALTORS Multiple Listing Service from all local brokers.

This comprehensive look at local sales information helps us analyze the market for buyers and sellers. 

Of particular note for us at The Lee Ann Wilkinson Group was that out of 323 properties sold on Lewes Beach, In-town Lewes, and Lewes East of Route 1, REALTORS from Berkshire Hathaway Home Services Gallo Realty participated in 153 – or 47% - of sales.

The average sales price on Lewes Beach was $718,456 (18 homes); in-town Lewes was $489,493 (64 properties); and in Lewes East of Route 1 was $495,543 (119 properties).
