"Where do you see yourself in five years?"

Maybe you have heard this question in job interviews: “Where do you see yourself in five years?” It’s either a welcome opportunity to share our goals and life plans, or it’s a time to realize that we really need to think about the answer!

Many people think about renewal this time of year - around the Summer Solstice, the longest day of the year in terms of daylight and the position of the sun. Especially in our beach community, even more than the calendar year, summer feels like the beginning.

Fortunately, it IS just the beginning of summer!  It is time to 'plan' to relax and make sure we hit the summer “must do” list: enjoying brunch and dinners at favorite local restaurants, setting aside beach time, biking the Junction and Breakwater Trail, making it to yoga in the Canalfront Park, and getting enough local corn as soon as it’s in! (At least that's my list!)

It’s also a great time to ask, “Where do I want toLIVE in five years?”

No matter what stage you are in life, from first-time homebuyer, second home vacationer, or full-time retiree, it is a perfect time to think about where you actually want to be – where to wake up every morning - and how you can fulfill that five-year (or sooner!) plan.

Summer Is Coming!

On our “beach calendar,” the summer season starts on Memorial Day.  Schools still have a few more weeks of classes though and the true, official start of the season is a little later in June.  If you are looking to sell a home, now is definitely the time to make sure everything is in good shape.  Here are a few tips to consider:

1.      Price: Make sure your house is priced accordingly if you want to sell quickly. 

2.      Disclosure: When listing your house with a Realtor, you will be asked to complete a standard Delaware “Seller’s Disclosure” form.  Taking time to review and check every box will expedite your sale immeasurably and save you time and frustration once a contract comes in.

3.      Flexibility: Consider some things you may compromise on, and know the absolute lowest price you would entertain.  Also, consider negotiating housewares and fixtures that may appeal to prospective buyers, such as new drapes, custom blinds, that stylish dining room chandelier, even a new washer/dryer. 

4.      Clutter:  A spotless, clutter-free home shows best.  Remove any unnecessary papers and knick-knacks, then go back and do it again!

5.      Incentive: If you are highly motivated and your house is not garnering the attention you expect, or if there is high competition in your neighborhood, consider offering an incentive like sharing the buyer’s closing costs.

6.      Maintenance: Keeping your lawn cut and neat and allowing as much access as you can for showings will help your sale, too.  It is a little tough this time of year if you entertain family and friends, but it will help during this prime buying season.

First "Sign" of Summer

The Yard Sale Sign!

Everyone has a unique way of marking the start of summer at the beach.  Ice cream shops are opening, favorite restaurants start serving 7-days-a-week, pools open, Memorial Day comes with barbeques and picnics.  For the past 27 years, the REAL sign that summer is on is the Annual Memorial Weekend Jefferson Avenue Yard Sale! It’s true!

Of course, Jefferson Avenue is in good company.  Yard sales have already started; you’ll see signs this weekend throughout Lewes, Milton and Rehoboth. Typically they start at 8 a.m. and you may see early birds cruising past to try to catch a sneak peek.

Next weekend, Saturday, May 25, you will need to get up early to catch the undoubtedly great finds on Jefferson Avenue. 

In addition, you can drive down Gills Neck Road, through Wolfe Pointe and Wolfe Runne, down DeVries Circle, and throughout Lewes (forgive me if I’ve missed anyone) to find your own treasures.

Even if “Antiques Roadshow” isn’t in your future, there’s always one gem among the yard sales that makes getting up early on a Saturday worthwhile.

Treat Mom to an Open House!

Nothing says, "Happy Mother's Day" like a Lewes Beach house...or a ride on the Paratrooper!

Finally! After a fickle spring, it's going to be a warmer Mother's Day Weekend! Especially when the weather's this nice, there is so much to do at the beach.

It’s the “first” weekend for several local traditions, including the Historic Lewes Farmer’s Market and the opening of Funland on the Rehoboth Boardwalk.  Stroll the Rehoboth Beach Second Saturday Art Walk – even stop into Heidi Lowe Gallery on the Avenue and make a Mother’s Day charm. Sunday, the Lewes Canalfront Park opens its wonderful program season with free Soul Yoga at 8 a.m. Of course, this is just a small sample of what’s in store this weekend. 

I hope you enjoy your own spring Mother's Day traditions, whether with your mother or in memory of your mother.  I am looking forward to my annual brunch!

Buyer's Market, Seller's Market, Farmer's Market

All of our local markets are blooming this year!





























It is the season of "market" speculation.  Excitement is building for local businesses, home sellers, even local growers. To get ready for summer, I am still looking at several main factors:  low housing inventory and local new construction trends. (I won't try to predict the weather!)


Taking Inventory

Industry speculation is consistent with what's happening locally and “inventory” is the buzzword.  Nationally and locally, inventory levels are historically low.  "Inventory level” means the time it would take to sell all of the homes currently available for sale.  The National Association of Realtors (NAR) considers six months to be the norm.  As of January 2013, however, NAR data put inventory levels closer to 4.2 months – which is the lowest rate nationally since April 2005.

Our local market definitely supports this low inventory scenario.  To put this information context, in my office at The Lee Ann Wilkinson Group of Prudential, Gallo Realtors, actual property sales increased 43 percent and the total dollar value of these sales increased nearly 33 percent last year.  Buyers are still cautious and believe it is a “buyer’s market.”

The market is actually evening out – which means buyers will need to be more open to negotiation.  We have even seen a noticeable increase in multiple offers on properties (especially in-town Lewes).  We even had a home listed, shown and sold - in the same day!

Here are a few key points to remember: 

  • We are not going from a low market to a high market in one step.  We went down in steps, so we will have to go up in steps.
  • Appraisers are required to use no more than the past 6 months sold comparable properties to determine a value today.
  • If you want to sell your house now, you need to sell it for what it is worth now.


If You Build It

Another major component of this season’s beach real estate trends is new construction.  My office has seen an increase in the past month in inquiries from developers and builders that want to start projects.  In its March 1, 2013, press release, the U.S. Census Bureau put January 2013 seasonally adjusted construction rates at $883.3 billion, or 7.1 percent above the January 2012 estimate of $824.7 billion.

While new construction may be on the rise in general, I feel strongly that the biggest segment to dry up here at the beach will be individual single-family home lots with no builder tie-in (ones for which you could hire any builder to build your custom home).  As fewer lots are available, prices will rise.  If you are a buyer who wants to build a custom home, my best advice is to buy a lot soon.

In addition to the low inventory climate, our area business owners are anticipating a busy summer.  Hopefully the national economic forecast and seasonal weather forecasts will align for a great summer season!


"Market Growth"

Of course, another market consideration is next weekend's opening day for the Historic Lewes Farmer's Market (Saturday, May 11)! Join just about everyone in town at The Lewes Historical Society between 8 a.m. and noon next Saturday. As far as projections for that market - it's an easy one to call: it will be exciting for buyers and sellers, and a great kick-off for summer!

So, how helpful are open houses?

Regardless of the answer, even in today's "virtual world," open houses are still a common step in the home buying process.  Many buyers look to open houses for information, especially older (or shall we say "more mature") couples that have bought a home before (according to the National Association of Realtors 2012 Survey).

Warming Trend

In the Delaware Beach Real Estate Market

When it is 50 degrees one day and 70 the next, it must be spring! Can our local real estate market warm up as quickly?  Judging by 2013 activity so far, our forecast is definitely improving.

“The bidding wars are back,” proclaims CNNMoney (April 5, 2013).  Especially in metropolitan areas like New York, Boston, Washington, DC, and cities throughout northern and southern California, sellers are receiving multiple offers on properties.

This national trend is largely a result of an imbalance between buyers and sellers (a much lower than normal number of houses for sale). Additionally, buyers want to take advantage of current low mortgage rates. While spring is usually a popular time for sellers to list homes, this seasonal bump may not balance the scale.

Delaware beach housing inventory levels remain lower than usual, as well.  Demand is exceeding supply, which is creating buyer competition.  Locally, we are seeing a continual rise in multiple offers - especially for beach homes that are priced right and for vacant lots in Historic Lewes.

While the term “bidding wars” may be strong, Delaware beach homes are definitely becoming hotter properties!

After the Rain

Check your home for storm damage

Home Sellers (and everyone!): Check your Home for Storm Damage

Yesterday's crazy weather brought big rain and wind storms that damaged houses throughout the Northeast. After any "weather event," home sellers should take a close look at their properties for storm damage and make repairs.

When we experience a powerful storm, it’s a smart idea to check your roof for any damage and ensure there are no missing shingles or cracks around any skylights the home may have. Climb into your attic and look for discoloration of the decking or plywood surfaces.

Also look for light penetrating from around plumbing vents or the chimney, indicating that your roof’s flashing needs repair.

Next, inspect your rain gutters for damage and clear them of leaves and debris. BE CAREFUL on any ladders!  Look for holes, cracks or sags; all three can be easily fixed by a homeowner. (To fix a small hole, first use an abrasive pad to clean the area, then cut a piece of gutter material slightly larger than the hole. Using a stiff brush, spread gutter-repair compound around the hole and place your patch over the top. Cover the patch with another layer of compound to ensure a good seal. To repair minor sags, simply add a new hanging bracket to the sagging area or replace the compromised existing bracket.)

Pay particular attention to areas of your home near trees and shrubs. Limbs can play havoc with your roof, siding and stucco in heavy winds, and can come crashing down under the weight of snow. Prune your trees and shrubs to ensure their health and to safeguard your home.

Finally, be sure to inspect your windows, fencing, decking, which also take a beating in storms. Seal and repair any damage.

Sometimes storm damage is unavoidable. But making quick repairs can help ensure your home is safe, sound, and ready for sale.

I always find value in looking at the big picture.  Further, my priority remains to provide useful information for both buyers and sellers.  One way I do both is by preparing my annual statistical newsletter.  At a glance, you can see our local market trends: the real estate transactions in our area over the past year, the significant Prudential Gallo market share, along with the list price, sale price, and number of days on the market for each property. 

I can't stress enough how grateful The Lee Ann Wilkinson Group is to our clients for making 2012 another remarkable year.  In fact, it was my best year ever as a Realtor in terms of number of transactions (representing buyers, sellers, or both in the same sale).  My team brought together 270 buyers and sellers, which is a 40 percent increase over 2011.  Actual property sales increased 43 percent and the total dollar value of these sales increased nearly 33 percent.  I credit this success to my team’s collective experience, intuitive knowledge of the area, and unparalleled dedication to customers.      

As many of you already know, 2013 is starting out strong and average home prices are inching up.  It may take a little while to get to more significant price increases; however, the relatively low inventory continues to increase prices.  If I were a seller (which I was last year!), I would have renewed confidence that 2013 is on the right track.  If I were a buyer, I would strongly consider making a move this year, before prices and interest rates rise.
