Summertime and the Selling Is...

Easy? Well, easier - with the right advice!

On our “beach calendar,” the summer season starts now: Memorial Day Weekend.  Schools still have a few more weeks of classes, and the true start of the season is a little later in June; but around the Delaware beaches, it feels like SUMMER!

If you are looking to sell a home, now is definitely the time to make sure everything is in good shape.  Here are a few tips to consider to help make selling “easy” (at least as easy as possible!):

1.      Price: Make sure your house is priced accordingly if you want to sell quickly.

2.      Disclosure: When listing your house with a Realtor, you will be asked to complete a standard Delaware “Seller’s Disclosure” form.  Taking time to review and check every box will expedite your sale immeasurably and save you time and frustration once a contract comes in.

3.      Flexibility: Consider some things you may compromise on, and know the absolute lowest price you would entertain.  Also, consider negotiating housewares and fixtures that may appeal to prospective buyers, such as new drapes, custom blinds, that stylish dining room chandelier, even a new washer/dryer.

4.      Clutter:  A spotless, clutter-free home shows best.  Remove any unnecessary papers and knick-knacks, then go back and do it again!

5.      Incentive: If you are highly motivated and your house is not garnering the attention you expect, or if there is high competition in your neighborhood, consider offering an incentive like sharing the buyer’s closing costs.

6.      Maintenance: Keeping your lawn cut and neat and allowing as much access as you can for showings will help your sale, too.  It is a little tough this time of year if you entertain family and friends, but it will help during this prime buying season.

Lastly, and most importantly, enjoy your summer at the beach!

If you are considering selling and have questions about the market, what your home is worth, and how to best stage it for showings, please call us! The Lee Ann Wilkinson Group has a team of experienced professionals that are ready to help you make selling easy!

Hiring a Real Estate Agent?

Referrals Are Key

People often get interviews for jobs based on specific criteria. Then, the key to whether or not they actually get hired comes down to “fit.” Hiring a real estate agent is no different.  Homebuyers and sellers should consider a range of qualifications when selecting a realtor – and ultimately decide what matters most: Experience? Referrals? Results? Fit?

Members of The Lee Ann Wilkinson Group are happy to share our experience with prospective clients.  Referrals and references are the cornerstone of our business.  Our website, www.LeeAnnGroup.com, offers many of our much-appreciated client testimonials.  Each member of our team has been recognized for assisting customers, and we are grateful that buyers and sellers have taken the time to express their appreciation!

We are pleased to share just one of our recent testimonials:

I wanted to tell you what a pleasure it was working with you.  We really loved your approach.  Being in D.C., we are used to realtors that want you to sign an agent agreement before they will show you anything and then put and lot of pressure on you to try and make decisions quickly.  We never felt that from you, and it made the whole experience much more enjoyable.  You were always incredibly responsive – nights, weekends, whenever, but we never felt like we were at all rushed.  You gave us a lot of valuable input and guidance, and then listened to what it is we were looking for.   I’m sure part of this is just a difference in the size of the markets, but we both much prefer your approach.  We are very excited about the prospect of our new home, and we feel like we got the right deal for us. Thank you again.  You were the perfect realtor for us.

-      Joseph and Shina

Our Resume

Sales volume, the number of properties sold (as buyer agent or seller agent) is an important factor for many people.  The Lee Ann Wilkinson Group leads Sussex County Realtors again for 2013 in sales volume and ranks 7th out of over 47,000 Prudential/Berkshire Hathaway HomeServices agents nationwide.

It’s true that we are busy!  This pace actually enables us to serve the needs of more clients:  We often put buyers and sellers together quickly, based on a strong local network and real-time real estate knowledge.  Additionally, we have a strong working knowledge of most of the properties on the market and their current market value.

All members of The Lee Ann Wilkinson Group sales team - Lee Ann, Chris Holt, Carrie Gentile, Trish Irwin, Garrett King, Dane Baich, Erin Lee, Mark Robinson, Dawn Singley, Cyndi Myers, Billie Wilkinson, Taylor Wilkinson, Bob Green and Beth Heid – work together to make sure buyers and sellers receive quick answers and superior service.  Our office is open seven days a week.

Each of us also recognizes that homebuyers and sellers here at the Delaware beaches have many choices when selecting a real estate agent.  Buying or selling a home is a huge investment; so, just like hiring for any position, it sometimes comes down to “fit” – what matters most and who can make you feel comfortable with your purchase.

Getting Your House into Shape!

"Boot Camp" for Your Home

In the spirit of New Year’s Resolutions and “getting into shape,” it’s also a great time to think about getting your home into shape (literally "getting your house in order"!) – for your own enjoyment, or if you are planning to list and sell it.

Even when the real estate market is “hot” – low inventory, or relatively few properties in the prime locations - buyers are wowed by their first impressions.

One source of inspiration for first impressions is this website: Becoming Minimalist.

http://www.becomingminimalist.com/creative-ways-to-declutter/

While “minimalist” sounds extreme (and as we all know, it is difficult to achieve true minimalism), the link above provides great suggestions for decluttering and paring down the distractions in your home.  This exercise will yield big results with buyers, too.

At The Lee Ann Wilkinson Group, we have our own tried-and-true suggestions for sellers who want to make a great first impression with their homes.  Many are very obvious when you look at someone else’s house; but they can be difficult to apply to your own familiar space.

Here are a few “exercises” to improve that first impression:

Sight

  • Try to look at your home with fresh eyes, or ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean!
  • Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.
  • Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).
  • Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary.
  • Don’t neglect the outside.  Make sure your gutters are cleaned out and check your basement for any water leakage or mildew.  Winter doesn’t help curb appeal, but a neat, clean yard will go a long way.  Power wash any mildew from siding, too (it’s that time of year!).

Smell

In addition to the visual presentation, try walking into your house with a fresh nose.  Do you smell your pets or smoky furniture?  Your home has been closed up from the colder weather – do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Price

It’s the ultimate first impression.  Make sure your house is priced accordingly (competitively and attractively), if you want to sell quickly.

Exercise Routine

Just like our own physical exercise, these small steps can yield big results. And, just like physical exercise, it’s sometimes tough to get motivated!  Whether you are selling your home now, or in the future, consider doing these little things while living in a home – don’t wait for someone else to enjoy it!

And fortunately, many of these tips, which are based on more than 30 years of home-selling experience, do not require too many repetitions.

If you are interested in selling your home, please visit us online at www.LeeAnnGroup.com or call us at (302) 645-6664 to customize a “fitness routine” for selling your home.  We offer a free home staging consultation, too!

Turning the Page to 2014

Fresh calendars mean a fresh start...

...and exciting opportunities.

The Lee Ann Wilkinson Group is extremely grateful to our friends, families, and clients for the trust you placed in us during 2013 to make it another record-breaking year! Each of us at The Lee Ann Wilkinson Group focuses on how we can make every year better, which starts with delivering more personalized, informed services to our home buyers and sellers.  And each year at this time, as I look back on the previous year and ahead to a new one, it is difficult to imagine topping the year before.  National trends and market speculation can be intimidating.

I definitely felt this way last year – yet in 2013, our sales increased 25% - a milestone I could not have imagined at the start of the year.  I think the key to my motivation and the strength of my team is that we take nothing for granted.  We have expanded our team and enhanced our in-house systems to ensure this level of service.

We are also extremely excited that The Lee Ann Wilkinson Group and Prudential Gallo, REALTORS will become part of Berkshire Hathaway Home Services next week – a change that will enable us to continue to improve our services to buyers and sellers.

I am optimistic that 2014 will be the best year yet!  If you are interested in buying or selling property in Sussex County, please let us know – and visit us at our new website: www.LeeAnnGroup.com.

Best wishes for making 2014 your best year, too!

Small Business = Big Gains for Our Towns

Supporting "Mom & Pop"

Today is “Small Business Saturday” – an initiative started nationally to raise support for the independently owned retail shops, restaurants and service providers in communities across our country.  In Sussex County and our beach towns, small businesses are truly the backbone of our economy.

We have always had so many wonderful boutiques and restaurants; however, as any small business owner can tell you - including my own “mom and pop,” Bette and Sal Gallo, who started their real estate business four decades ago - opening and sustaining a “small business” is no “small task.”

Imagine what our towns would be like without the shops that sustain our local economy.  These locally owned and run businesses essentially make Delaware beaches unique places to live and set us apart as real departures from suburbia. The more our small businesses thrive, the better it is for all of us: locals and visitors alike.

Local Market

As many real estate professionals like to say, “real estate is local.”  Our Delaware beach market is unique and inherently local: buying a home here is perhaps as “shopping local” as you can get!

The Lee Ann Wilkinson Group is thankful for the support of our customers, local colleagues and services, and we are happy to support other local small businesses.

Happy local shopping!

Coastal Concerts: Culture at the Beach

Maybe you remember the TV show “Green Acres” (at least I hope so, or I feel way too old)?  Of course, city-lover Eva Gabor marries country-lover Eddie Albert and has to give up her sophisticated lifestyle – comedy and adventure follow.  As exciting and welcome a move to the beach is, sometimes there’s a bit of a Green Acres transition.  It’s an extreme example, but if you have lived in the city all your life, it may feel that way from time to time.

Often the transitional issues are really about moving from work to leisure.  As almost all retired people I know say, however, they are busier in retirement than in their “working” lives.  Plus today, there are many variations on retirement.

Whether or not you are making the retirement transition, any move to the beach can be a transition from urban life.  My clients who move from metropolitan areas welcome the slower pace (they don’t call us “Slower Lower Delaware” for nothing!).  Walking the beach or your neighborhood in the morning, actually seeing a full, dark night sky at night, and getting away from beltway/highway traffic are no-brainers.  The first months after a move are the honeymoon.

But what if you are used to having theater, fine dining, museums and culture a subway ride away?  Don’t despair. From Milton and Lewes to Rehoboth, Dewey and Bethany, our restaurants can compete with any city’s menu.  Culture offerings are expanding, too.  The Rehoboth Jazz Festival always attracts renowned musicians, and we have many home-grown favorites.  The Rehoboth Beach Film Festival screens a great selection of international films.  Organizations like Coastal Concerts and Clear Space Productions bring fantastic events to our region.

A Note about Coastal Concerts

I am proud to say the Prudential Gallo - Touch of Italy Foundation, a group formed in 2010 to bring world-class performers to Sussex County and support local organizations in need, has supported Coastal Concerts for the enrichment music brings to our community.  The group’s mission is to promote classical music appreciation in central Delmarva through live concerts, outreach, and educational activities

Take advantage of and enjoy the group’s mission – and its 15th Season - worthy of “Park Avenue” and our beautiful, beach “countryside.”

  • November 16, 2013 - 2 p.m. – Brasil Guitar Duo
  • February 8, 2014 – 2 p.m. – Danish String Quartet
  • March 1, 2014 – 2 p.m. – Elena Urioste, Violinist
  • March 22, 2014 – 7 p.m. – C hing-Yun Hu, Pianist

Ages 10-18 Free; For ticketing and more information, visit www.coastalconcerts.org or call (888) 212-6458.

Concerts are held at Bethel UMC Hall, Fourth & Market Streets in downtown Lewes.

Closings, Despite Government “Closing”

Federal government shutdown has not impacted our local real estate settlements. If you would like to buy or sell property, like this beautiful home at 33693 Bay Ridge Lane, call us!

The continued shutdown of our Federal Government is concerning on many levels – including its reach to Cape region residents still working in Washington, DC., and the impact of people furloughed throughout the country.  Of course it’s a topic unto itself.

We can at least address one question: How will the shutdown affect the home buying process?

Most federal agencies involved in federal housing and mortgage programs will continue to operate throughout the shutdown, though a few may process things slightly more slowly.  To summarize a reference sheet from The National Association of REALTORS released on October 3, 2013:

The Federal Housing Administration (FHA) – specifically single family mortgage loans, VA Loan Guaranty program, Government Sponsored Enterprises (Fannie Mae and Freddie Mac) and the Treasury’s The Making Home Affordable Program (HAMP and HAFA) will continue to operate during the shutdown, with some requiring subsequent verification of information.  The IRS and Social Security Administration may be the slowest to process requests for verification.

To summarize a local report from our friends at Dynamic Mortgage:  We are closing loans!

Whether you have already put a contract on a property to buy or are considering a purchase, mortgages are still moving along!  Check with your mortgage lender to find out if the federal shutdown may impact you personally, and always feel free to contact The Lee Ann Wilkinson Group with any questions about buying or selling homes and land in our Delaware Beach communities!

A Window is Open for Buyers and Sellers

If you have been watching interest rates and waiting to make a move, you have a newly opened window of opportunity.  This week, the Federal Reserve announced it would continue to purchase mortgage-backed securities and Treasury bonds, according to a September 19, 2013 CNNMoney article.  In other words, the Fed will not taper these purchases – which should keep mortgage rates at least the same, if not slightly lower, for awhile.

The question remains as to whether or not we are headed toward a 5% mortgage rate; however, (as sited in CNNMoney) Freddie Mac’s chief economist, Frank Nothaft, said rates could hit 5% by mid-2014.  To keep things in perspective, these rates are still relatively low - but they offer a chance at savings for buyers that are on the fence now about purchasing a home.

If you are in the process of buying a home now – awaiting your settlement/closing – consider these tips (courtesy of Chris Hoenen at Schab and Barnett):

If you are paying cash:

  • Arrange for your certified funds in advance of closing to allow time.
  • Make sure your insurance is in place, even if you are not using a lender.
  • Get a survey! Even if you do not have a lender requiring it, a survey protects you as the buyer.

If you are selling a property:

  • You have closing duties, too!  Complete the letter/checklist your attorney sends you, which includes requests for your mortgage lender, a survey (if you have one) and association contact information.  Privacy laws prevent payoff without sellers’ authorization.  Sellers can greatly expedite closing by returning this information.

If you are looking for a property to buy – or if you have one to sell:

  • Call The Lee Ann Wilkinson Group today at (302) 645-6664 or email us at This email address is being protected from spambots. You need JavaScript enabled to view it..  We are ready to help you open your window of opportunity!

Sellers, Take Heart!

"Oh no!  My house didn't sell during the summer! Now what?"

If that’s on the tip of your tongue, you are not alone.  It’s a common misconception, especially at the beach, that summer is the hottest time for buying and selling property.  Of course, it’s the “hottest” time overall, but summer is not the only time (or even the best time) for buyers to make a move.

As we are lucky enough to notice this week, fall is beautiful at Delaware’s beaches.  Gorgeous weather, less traffic, and more “normalcy” offer a real look at what it’s like to live in a beach town during most of the year.  If you are in the market for a beach home, now is the time to 'fall' in love!

While summer was busy, fall still offers many great opportunities to attract visitors - and potential home buyers - to the beach.

Locals and visitors can enjoy less-crowded beaches and restaurants, walk the Rehoboth Boardwalk, browse antiques shows, car shows, and taste chocolate (and that’s just this weekend alone!). Check out www.leweschamber.com or www.rehoboth.com for dates and times of favorites like antique shows, sidewalk sales, the Jazz Festival, Sea Witch/Halloween Weekend, and Film Festival.

Fall, Foward

One thing to consider: If your home or property was on the market all summer without any interest or showings, now is a great time to discuss your fall plan with your Realtor.

Evaluate pricing of other local, similar properties – both currently for sale and that may have recently sold, particularly over the summer.  Discuss ways to make your home stand out, including basic maintenance like cleaning up your yard, transitioning to fall plantings, and keeping gutters and drains clear.

If you would like to sell your house and need advice on how to get the ball rolling, call The Lee Ann Wilkinson Group at (302) 645-6664 or send us a message to This email address is being protected from spambots. You need JavaScript enabled to view it..  We sold more property than any other realtor in Sussex County last year and would be happy to help!

Recipe for Selling

The best time of year at the beach in Delaware and all over Sussex County is here.  Summer?  Yes – but more specifically, tomato season!  (It’s also time for the Historic Lewes Farmers Market’s Tomato Recipe Contest next weekend…)  Delaware tomatoes are delicious, fresh, local, and ripe for the picking!  If you are selling your home, you may want to consider these words to describe your own home. While you already have the “local” part, how can you make your home stand out as ‘fresh’ and ‘ripe for the buying’?

Even in this market of low inventory, or relatively few properties in the prime locations, buyers (like diners) are wowed by presentation: the first impression

Here are a few tips:

  • Price: The ultimate “first impression.”  Make sure your house is priced accordingly (competitively and attractively) if you want to sell quickly.

  • Presentation: Why do we put off doing those little things for ourselves while we are living in a home – until it’s time for someone else to enjoy it?  It’s common, but NOW is definitely the time to do these projects.  People form first impressions on sensory information, not necessarily on ‘what could be.’

Sight

Try to look at your home with fresh eyes, or ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean!

Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.

Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).

Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary.

Don’t neglect the outside.  With all the rain we have had lately, make sure your gutters are cleaned out and check your basement for any water leakage or mildew.  Clip your flowers and gardens to keep them looking great, too.

Smell

In addition to the visual presentation, try walking into your house with a fresh nose.  Do you smell your pets or smoky furniture?  Has your home been closed up with A/C – or do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Recipe for Success

Unlike baking, home selling is not an exact science.  These tips are based on more than 30 years of home-selling experience, and are by no means all-inclusive!  The most successful recipe at The Lee Ann Wilkinson Group is equal parts experience and current market knowledge – with a dash of intuition and flexibility.  Please visit us online at www.leeanngroup.com or call us at (302) 645-6664 to customize a recipe for selling your home!
