Is there an app for that?

 

Real estate websites and apps are a great way to stay up on the market, see what’s for sale, and research what our own properties are worth. Sometimes, however, there's no substitute for local "real" estate - answers from real people. At The Lee Ann Wilkinson Group, we hear many “frequently asked questions” about the market, but this one has cropped up a lot lately:

 

Why is there a difference between what you say my house is worth and what Zillow recommends?

Here’s our reply:

At The Lee Ann Wilkinson Group, we recommend a price range through our Comparative Market Analysis program and the Multiple Listing Service. We look at comparable properties currently listed, those under contract and those that have recently sold in a given area. Generally, in-town properties are increasing in value slowly and new communities are starting a bit higher than in past months. Sellers ultimately approve their own asking price - but we typically advise to use caution with apps like Zillow. These apps calculate prices without local market knowledge - and here’s a key point - cannot differentiate between a property that’s one house from the beach and six houses from the beach. We use a combination of historical data plus local on-the-ground knowledge and experience to recommend a listing price.

Recipe for Selling 2015

Sussex County farmers’ market season is getting in full swing, which means gorgeous crops of tomatoes, zucchini, berries, peaches, the list goes on, are filling the farmers' tables. It’s a perfect time to pull the tried-and-true zucchini bread or cobbler recipe out of the card box (or Google one, it’s 2015!).

We go back to the favorites out of tradition and because those recipes never fail. Adding some chocolate chips to the zucchini bread or mixing berries in the cobbler, even mixing tomatoes and peaches for a refreshing caprese salad, can liven up your table and make the flavors pop.

If you are selling your home, you may want to consider this strategy for your own property: Take a look at your home and consider how you can make your property “fresh for the picking.”

Here’s a ‘tried-and-true’ recipe we like to start with at The Lee Ann Wilkinson Group. Turning again to a cooking analogy, take a look at presentation, the first impression

Price: The ultimate “first impression.”  Make sure your house is priced accordingly (competitively and attractively) if you want to sell quickly. 

Presentation: Why do we put off doing those little things for ourselves while we are living in a home – until it’s time for someone else to enjoy it?  It’s common, but NOW is definitely the time to do these projects.  People form first impressions on sensory information, not necessarily on ‘what could be.’

Try to take a look at your home with fresh eyes. Or, ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean! Walk into your house and take a deep breath with a 'fresh' nose. Do you smell your pets or smoky furniture?  Has your home been closed up with A/C – or do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.

Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).

Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary. Consider ordering a professional home inspection now, before the often-hectic contract timeframe, so you don’t encounter surprises.

Don’t neglect the outside.  With all the rain we have had lately, make sure your gutters are cleaned out and check your basement for any water leakage or mildew. Plus, standing water breeds mosquitoes! Clip your flowers and gardens to keep them looking great, too.

Recipe for Success

Unlike baking, home selling is not an exact science.  These tips are based on more than 30 years of home-selling experience, and are by no means all-inclusive!  One thing to keep in mind is that today, most people look online first and have already "seen" the inside of your home with photos and Virtual Tours, so putting your best foot forward at the moment you list your home is key.

Summertime and the Selling Is...

 

 

 

Easy? Well, easier - with the right advice!

 

 

On our “beach calendar,” the summer season starts now: Memorial Day Weekend.  Schools still have a few more weeks of classes, and the true start of the season is a little later in June; but around the Delaware beaches, it feels like SUMMER!

If you are looking to sell a home, now is definitely the time to make sure everything is in good shape.  Here are a few tips to consider to help make selling “easy” (at least as easy as possible!):

1.      Price: Make sure your house is priced accordingly if you want to sell quickly. 

2.      Disclosure: When listing your house with a Realtor, you will be asked to complete a standard Delaware “Seller’s Disclosure” form.  Taking time to review and check every box will expedite your sale immeasurably and save you time and frustration once a contract comes in.

3.      Flexibility: Consider some things you may compromise on, and know the absolute lowest price you would entertain.  Also, consider negotiating housewares and fixtures that may appeal to prospective buyers, such as new drapes, custom blinds, that stylish dining room chandelier, even a new washer/dryer. 

4.      Clutter:  A spotless, clutter-free home shows best.  Remove any unnecessary papers and knick-knacks, then go back and do it again!

5.      Incentive: If you are highly motivated and your house is not garnering the attention you expect, or if there is high competition in your neighborhood, consider offering an incentive like sharing the buyer’s closing costs.

6.      Maintenance: Keeping your lawn cut and neat and allowing as much access as you can for showings will help your sale, too.  It is a little tough this time of year if you entertain family and friends, but it will help during this prime buying season. 

Lastly, and most importantly, enjoy your summer at the beach!

Getting Your House into Shape!

"Boot Camp" for Your Home

In the spirit of New Year’s Resolutions and “getting into shape,” it’s also a great time to think about getting your home into shape (literally "getting your house in order"!) – for your own enjoyment, or if you are planning to list and sell it.

Even when the real estate market is “hot” – low inventory, or relatively few properties in the prime locations - buyers are wowed by their first impressions.

One source of inspiration for first impressions is this website: Becoming Minimalist.

While “minimalist” sounds extreme (and as we all know, it is difficult to achieve true minimalism), the link above provides great suggestions for decluttering and paring down the distractions in your home.  This exercise will yield big results with buyers, too. 

At The Lee Ann Wilkinson Group, we have our own tried-and-true suggestions for sellers who want to make a great first impression with their homes.  Many are very obvious when you look at someone else’s house; but they can be difficult to apply to your own familiar space.

For many, the “official” start of the holiday season in Lewes is a little later in the day at the 82nd Annual Lewes Christmas Parade.  The parade kicks off at 5p.m. on Savannah Road at Sussex Drive and ends in front of King’s Ice Cream on Second Street. Cozy up to your friends and neighbors to cheer on the floats, musicians, and fantastic Lewes hook and ladder fire truck with its ‘special guest’…

Small Business = Big Gains for Our Towns

Supporting "Mom & Pop"

Today is “Small Business Saturday” – an initiative started nationally to raise support for the independently owned retail shops, restaurants and service providers in communities across our country.  In Sussex County and our beach towns, small businesses are truly the backbone of our economy. 

We have always had so many wonderful boutiques and restaurants; however, as any small business owner can tell you - including my own “mom and pop,” Bette and Sal Gallo, who started their real estate business four decades ago - opening and sustaining a “small business” is no “small task.” 

Imagine what our towns would be like without the shops that sustain our local economy.  These locally owned and run businesses essentially make Delaware beaches unique places to live and set us apart as real departures from suburbia. The more our small businesses thrive, the better it is for all of us: locals and visitors alike.

Local Market

As many real estate professionals like to say, “real estate is local.”  Our Delaware beach market is unique and inherently local: buying a home here is perhaps as “shopping local” as you can get!

Coastal Concerts: Culture at the Beach

Maybe you remember the TV show “Green Acres” (at least I hope so, or I feel way too old)?  Of course, city-lover Eva Gabor marries country-lover Eddie Albert and has to give up her sophisticated lifestyle – comedy and adventure follow.  As exciting and welcome a move to the beach is, sometimes there’s a bit of a Green Acres transition.  It’s an extreme example, but if you have lived in the city all your life, it may feel that way from time to time.

Often the transitional issues are really about moving from work to leisure.  As almost all retired people I know say, however, they are busier in retirement than in their “working” lives.  Plus today, there are many variations on retirement.

Whether or not you are making the retirement transition, any move to the beach can be a transition from urban life.  My clients who move from metropolitan areas welcome the slower pace (they don’t call us “Slower Lower Delaware” for nothing!).  Walking the beach or your neighborhood in the morning, actually seeing a full, dark night sky at night, and getting away from beltway/highway traffic are no-brainers.  The first months after a move are the honeymoon. 

But what if you are used to having theater, fine dining, museums and culture a subway ride away?  Don’t despair. From Milton and Lewes to Rehoboth, Dewey and Bethany, our restaurants can compete with any city’s menu.  Culture offerings are expanding, too.  The Rehoboth Jazz Festival always attracts renowned musicians, and we have many home-grown favorites.  The Rehoboth Beach Film Festival screens a great selection of international films.  Organizations like Coastal Concerts and Clear Space Productions bring fantastic events to our region.

I am proud to say the Prudential Gallo - Touch of Italy Foundation, a group formed in 2010 to bring world-class performers to Sussex County and support local organizations in need, has supported Coastal Concerts for the enrichment music brings to our community.  The group’s mission is to promote classical music appreciation in central Delmarva through live concerts, outreach, and educational activities

Closings, Despite Government “Closing”

Federal government shutdown has not impacted our local real estate settlements. If you would like to buy or sell property, like this beautiful home at 33693 Bay Ridge Lane, call us!

 

The continued shutdown of our Federal Government is concerning on many levels – including its reach to Cape region residents still working in Washington, DC., and the impact of people furloughed throughout the country.  Of course it’s a topic unto itself.

 

We can at least address one question: How will the shutdown affect the home buying process?

Most federal agencies involved in federal housing and mortgage programs will continue to operate throughout the shutdown, though a few may process things slightly more slowly.  To summarize a reference sheet from The National Association of REALTORS released on October 3, 2013:

The Federal Housing Administration (FHA) – specifically single family mortgage loans, VA Loan Guaranty program, Government Sponsored Enterprises (Fannie Mae and Freddie Mac) and the Treasury’s The Making Home Affordable Program (HAMP and HAFA) will continue to operate during the shutdown, with some requiring subsequent verification of information.  The IRS and Social Security Administration may be the slowest to process requests for verification.

To summarize a local report from our friends at Dynamic Mortgage:  We are closing loans!
