Fit For Kings: Part II

The second post in a series of updates on the transformation of a Lewes treasure at 401 Kings Highway

The Buttaros continue to make progress - here’s the latest update!

We were thrilled to find out that so many Lewes locals, like all of us at The Lee Ann Wilkinson Group, are interested in following along on the transformation on Kings Highway.

Karen and Guy Buttaro recently purchased this property at 401 Kings Highway, which was built in 1871, eventually became a doctor’s office, and then over time, needed significant renovation.

The Buttaros have taken on the challenge and have an amazing vision for this property’s next chapter.

Aside from significant clearing of the lot and pulling back ivy and vines, the first step toward the residence restoration has been to work with Brenda Jones Architectural Design. Together, they are discussing plans to take to the Historic Lewes Architectural Review Commission the first week in October. Once they have an approved roadmap, they will embark on even more of the actual renovation.

Among the initial restoration steps are:

·         Removing radiators to updates with modern HVAC

·         Taking down windows and shutters to strip and restore

·         Keeping the original staircase and windows

·         Restoring the windows and mouldings

·         Replacing chandeliers

·         Refinishing the floors: the current floors were possibly redone in the 1930’s or 1940’s and may be pine underneath…time will tell!

Included in their renovation ideas:

  • Expanding kitchen and creating a butler’s pantry, keeping many of the original architectural points of interest

  • Making the upstairs more symmetrical and ending with 4 bedrooms, keeping the landing, transom windows, and original stairs to the attic

  • Renovating the front porch to make the Kings Highway entrance the main entrance (there are two main entrances, and when it was a doctor’s office, patients would wait on the side porch for their appointments)

This fascinating property includes so many architectural details, which the Buttaros are keen to keep, including the ornate moulding, detailed window frames, glass switchplates, and so many other wood accents.

Stay tuned to see how the October Architectural Review meeting goes!

New Visitor to Delaware? Make Labor Day a New Beginning!

Summer may be fleeting, but enjoying the beach doesn’t have to be! On the heels of another great Rehoboth Beach season, hopefully you are planning more fall excursions to enjoy celebrations like annual fall sidewalk sales, tons of 5Ks, the famous Jazz Festival, Sea Witch, and many more.

Fall is also the best time of year to shop for real estate! Up to 75 percent of sought-after in-town inventory within Rehoboth’s City Limits hits the market from mid-August through September, mostly due to the rental market cycle.

How hot is the market now? As a point of reference, earlier this week (as of August 30), there were 78 condos and single family homes for sale in-town Rehoboth, ranging in price from $325,000 to over $4M – depending on the type of property, size, condition, amenities and location. An average “in-town” price is $1.5M for a single family home. You can take advantage of this wide range of options (like our famous local Joe Biden recently did)!

Comparison Shopping

Downtown Rehoboth offers unquestionable appeal with walk-ability, restaurants, shopping, and some of the best beaches in the country. But good news! If these factors are on your list of “Must Haves,” and you want to stay within a tighter budget, you have even more options if you cast a wider net.

The Delaware Beaches extend well beyond the Rehoboth City Limits. You can stretch your dollar if you venture even a few miles north. Five miles puts you in Downtown Lewes and another ten puts you in Downtown Milton – and there are many great communities and options in-between.

Downtown Lewes offers an eclectic blend of charming historic architecture and some brand-new construction, albeit on a much smaller scale than Rehoboth. Lewes was long considered the “year round” town; although that’s changed with more businesses staying open longer in Rehoboth as more people have moved to the area full-time. And much of Lewes East of Route 1 offers easy access to the quiet Delaware Bay Beach. One major recent asset is that the Junction and Breakwater Trail (which starts at the new Lewes Library) and the Gordon’s Pond Trail (between Cape Henlopen State Park and Gordon’s Pond) now connect Lewes and Rehoboth Beaches. Your budget can stretch a bit more in Lewes - and you still have easy access to Rehoboth.

And if you are willing to go another five miles north, Milton and its surrounding communities offer tremendous value, compared to Rehoboth and Lewes, offering increasing dining options and gems like its renovated Milton Theater and Dogfish Head brewery (to name only a few).

So how much do prices vary, really?

Note: due to our unique and often varied zoning, two homes on the same street can vary widely in value.

  • Downtown Rehoboth Beach: condos fall in the $300-400K range, a quaint cottage in North Rehoboth can fetch $850K, beach block property garners nearly $1.6M, and totally renovated homes in the beach block are listed at $2.5M. Oceanfront studio apartments are selling in the mid $300s and 2+bedroom beachfront condos are listing at $750K+. If you want 3+ bedrooms facing the ocean, be prepared to spend $1M+. In-town living is among the most expensive around – and can reap the largest rewards in rental income.
  • Residential/country club communities near Rehoboth: from $600K - $900K for a traditional four-bedroom home and $1-$2M for a waterfront property
  • Historic Downtown Lewes: average home price in-town is around $500K, inching up to $600s - $900K+ on Lewes Beach, and includes some new construction communities. Currently, there are 61 properties listed for sale in the Lewes City Limits, which includes Lewes Beach
  • Lewes beachfront community: ranges from $600K - $1.2M a few lots back to $2M bayfront – which is about half of what you would pay for Rehoboth beachfront
  • Adjacent to Lewes: Residential communities along Gills Neck Road offer newer construction and amenities like pool and tennis and start around $600K and go up
  • Five Points (still East of Route 1): Town Center style living with grocery shopping and community amenities condos start in the low $200s, town homes in the low $300s and single family homes at $400K
  • Historic Downtown Milton: average in the low $300s for a turn key historic home, and low $200s for something that might need a little TLC
  • Adjacent to Milton: communities along Cave Neck Road average in the high $200s to high $300s, depending on square footage

This is just a glimpse of the many real estate options available at the Delaware Beaches. The bottom line is that now is the perfect time to shop in Rehoboth and surrounding areas with a great selection of condos, cottages, new construction, historic homes, and more.

Call us and make this Labor Day the beginning of your endless summer at the beach!

"Fit for Kings" Part I

Part 1 in a series of updates on the transformation of a Lewes treasure at 401 Kings Highway

If you live in Lewes, you have undoubtedly seen the landmark stunner at the corner of Kings Highway and Washington Avenue. Built in 1871, this “grande dame” of Lewes has aged gracefully, all things considered, but like the rest of us, needs some TLC to keep that youthful glow.

Enter Karen and Guy Buttaro: Originally from Northern Virginia, they have had a presence in Lewes for the past 20 years, owning 608 Kings Highway until they sold it last January. They embarked on this labor of love in July with the purchase of 401 Kings Highway, and have plans for its return to grandeur.

A little history:

The property is listed in the National Register of Historic Places for its contribution to our town. Unique in Lewes, it is an example of Italianate architecture in the Picturesque Movement style – a late 18th and early 19th century response to more exacting Neoclassic architecture. Whatever the technical nomenclature, this home definitely has a “WOW factor!”

Hallmarks of this home include the fascinating exterior with its roofline and eaves, interior spacious rooms, high ceilings, an impressive staircase, and classic wide mouldings. Initially, the Buttaros set to clearing the overgrowth on the property and taking stock of the project.

We can’t wait to see what the Buttaros have in store – and we invite you along to find out! Stay tuned!

Rain Got You Down?

Make some rainy day fun!

“Bad beach days” can still be fun days at the beach! When you have a houseful of family and friends to entertain, here are a few suggestions:

  • The Beach – yes, it’s still fun in the rain, as long as it’s not storming torrentially with thunder or lightening. Think about renting a kayak, big beach floaty mat, or SUP from Quest Kayak!

  • The Boardwalk – Rehoboth’s landmark attraction has shopping, dining, arcades, and of course – FUNLAND!

  • Boutique shopping in Downtown Lewes and Rehoboth Beach – shops on Second Street and Rehoboth Avenue/side streets have all sorts of local treasures unique to Delaware Beaches and mainstream. Hit Kids' Ketch for a new game or puzzle, or Browseabout Books in Rehoboth for a great new read for the whole family!

  • The Outlets – you can’t miss them! Route 1 offers three different outlet shopping centers with brands to please even the trendiest shoppers.

  • Lefty’s Alley & Eats – new this year, Lefty’s was built for rainy beach days! Bowling, laser tag, arcade, and an award-winning restaurant/bar will keep everyone busy for awhile!

  • Libraries! The brand new, expanded Lewes Library has programs scheduled all summer long and is a cool retreat from rain or heat. The Rehoboth Library is in the heart of Rehoboth Avenue and is a great place to ‘check out’ as well!

  • Redbox – Most rentals have DVD players, or you can watch on your laptop: Both the Lewes and Rehoboth Walgreens stores have Redbox kiosks where you can pick up very recently released movies.

  • Seaside Nature Center at Cape Henlopen State Park – newly renovated for this summer, the Seaside Nature Center offers a great indoor and educational escape! Learn about the state park and its inhabitants, then take a hike around the park in any weather.

  • The Lewes History Museum (in the former Library space) and the ever-present, landmark Zwaanendael Museum offer cultural diversions, rain or shine!

Of course, there are a ton of restaurants (see our list of new ones) to keep you busy - and keep your strength up - when you have houseguests in the rain!

Welcome Back - We hope you're hungry!

Your favorite vacation destination keeps getting better...

Welcome Back - We hope you

Summer is here, finally! July 4 always feels like the official kick-off to the season. Locals are in our summer groove, visiting our favorite Farmer's Markets and just as excited as visitors to get back to our favorite restaurants.

Visitors to coastal Delaware return to nostalgic favorites that really make summer complete (think Grotto's, Nicola's, Louie's, Striper Bites, Irish Eyes...); the list is endless and we could never capture them all. But luckily for both locals and visitors, we have an expanding list of restaurants to add to our rotation.

Find your new favorite!

And feel free to tell us what we've missed! You can get a 'live' glimpse at a lot of these great venues on Coastal Cusine, of which The Lee Ann Wilkinson Group is a sponsor.

You can't make a list like this without another restaurant opening the moment it's published!

Agave - Popular and busy Mexican restaurant on Second Street in Lewes has expanded!

Big Chill Beach Club at Indian River Inlet - Deserving of its own article, this epic new venue is ON the beach at Delaware Seashore State Park. Don't miss sunset.

Blue Coast - SoDel Concepts brings the popular Bethany Beach concept to Rehoboth Beach - adjacent to another new offering, Fresh Market - serving fresh, beautifully prepared seafood. Just opened!

Blue Hen - Brand new offering in-town Rehoboth on Wilmington Avenue from the Henlopen City Oyster House owners. Getting rave reviews!

Dogfish Head Brew Pub - (and its next-door neighbor Chesapeake & Maine) have transformed northern Rehoboth Avenue into a world-class dining and live music destination. Its founder, Sam, is now a prestigious James Beard Award Winner, too! Gorgeous design.

Egg - Enjoy fresh, delicious, homemade fare - even a burger for breakfast! Located on Rehoboth Avenue as you head into town (formerly McQuay's market).

Fork & Flask at Nage - Popular Nage is reinvented and refreshed in this on-trend venue with a focus on local ingredients, great food, even greater company, and signature cocktails.

Gilligan's - Beautiful, classic waterfront dining in Lewes has a fresh vibe and gorgeous renovation. Best seat in Lewes on the canal!

Heirloom - Fabulous house-made specialties, just celebrated one-year anniversary with a brand new patio!

Indigo - "Finally!" is the reaction of many locals to authentic Indian cuisine on Rehoboth Avenue (check out Coastal Cuisine's visit!)

Kaisey's Delights - Popular sweet treats, breakfast sandwiches and coffee from Rehoboth fame are now open at Wescoats Corner in Lewes - with a drive-thru!

Lefty's Alley & Eats - WOW. Brand new entertainment center delivers bowling, arcade, laser tag - and award-winning dining! Not your grandpa's bowling alley!

La Fable - Lovely French cafe newly opened on Baltimore Avenue in Rehoboth.

Olive & Oats - Azafran is back in Downtown Lewes! Taking over the space behind King's Ice Cream, the charming space is now home to coffees, baked oatmeal, lunch salads and other cafe fare.

Pig & Publican - Great new addition on Lewes Beach! They opened this winter with a fun bar and great food!

Rosenfeld's Jewish Deli - The popular OC deli go-to is now open in a brand new building on Route 1, across from a brand new Royal Farms, too! Authentic corned beef, knishes, salads, desserts, and more!

Starbucks DRIVE-THRU! (and at Acme now, too) - self-explanatory, especially if you have kids in the car and just need your coffee!

The Vineyard Wine Bar - Brand new offering on Wilmington Avenue (formerly Espuma). Owners opened one in Havre de Grace, MD and decided to bring one to their favorite vacation destination!

Twice Baked - Dewey bakery adds another location in former Route 1 Starbucks location, next to Grandpa Mac, and aptly names it "Twice Baked!"

Waves Car Wash in Lewes - Lewes got its own car wash, and the customer service is awesome. It's not a restaurant, but worth the mention!

And if you need to work off sampling all of these new dining options:

Built - now you can get even more 'built' with Joy's Spin classes at the Five Points location!

RISE - new location on Route 1, formerly in Lewes: RISE transformed the warehouse by the Rehoboth Fire Station into an indoor fitness paradise - complete with rock wall!

SeaCycle - Popular SeaBarre Fitness added a separate cycling studio to feel even more burn!

Stay tuned...Coming in the Fall:

  • Fin's Big Oyster Brewery (across from Mr. P's)
  • Station on Kings
  • Iron Hill Brewery
  • ... many more!

Bon appetit!

Is it time to turn a vacation into a staycation?

Welcome to summer at the beach! If you enjoy vacationing in Rehoboth and surrounding Delaware beaches, you already know that there’s a lot to love. We have a thriving restaurant and bar scene, laid-back beaches, great outdoor recreation on the ocean, bay, and state parks, renowned local breweries, and so much more. And you are definitely not alone: we’re known as “The Nation’s Summer Capital” for a reason! If you drive across the bridge often, you know that “in-season” is getting longer, too. Many restaurants and businesses are year-round now, and the weather is truly great from spring through early winter.

So why are you still renting?

You might be surprised to find out that buying a beach house is within reach. If you are curious about whether or not a purchase vs. a vacation rental, year after year, is a good investment for you, get in touch with a local realtor – like one of The Lee Ann Wilkinson Group’s six buyer agents – who will help you explore your beach home options.

Delaware Details:

Delaware is unique for many reasons, and real estate is no exception. We know, everyone likes to think they’re special, but Delaware is every bit the ‘small wonder’ we claim to be! You probably know we have no sales tax, but you may not know our secret, #1 attraction is extremely low property taxes. And if you are considering retirement, either now or much farther down the road, an investment property in Delaware could be beneficial as Delaware offers extra perks for retirees in terms of taxes, too.

Working with an agent who is an expert in the area is the best way to narrow your search and help you with the nuances of local real estate. We can help answer questions like:

  • Is now a good time to buy?
    • It may seem like any realtor would answer this question with “yes,” but in fact, it’s a great time to buy! Inventory is relatively low, especially in-town in Rehoboth Beach and Lewes, which is evident by how many recent desirable (well-located, well-priced) properties have gone under contract in the first week of being listed. As reference, our team sold more property than any other previous year last year (over 300 units) and it’s been an extremely brisk spring. This news is great for sellers; however, prices are slightly increasing. The main takeaway: if you are serious about a property, don’t delay.
  • Where does my money go farthest in real estate?
    • Another great asset at the Delaware Beaches is the dramatic range of prices and locations where you can live - yet remain a short bike or car ride to the beach towns. Living “east of Route 1” is a major price differentiator as you can avoid peak traffic by not crossing Route 1. It comes down to your priorities. Living in-town Rehoboth Beach in the heart of the action carries a higher price tag than living in-town Historic Lewes or Milton. A 10-minute drive can buy you a larger home and yard in a community with amenities – even acreage in the country with even lower taxes. So many options! Your realtor can show you around to those hidden gems.

  • Where should I start with new construction or a land purchase?
    • Even in new communities with a sales center, it’s a great idea to bring a realtor who will represent your interests (at no cost to you because they are paid by the seller). If you haven’t found the home that suits your taste, there are plenty of lot options, and your realtor can help you find a builder that you’ll love.

Whether you are ready to join us full-time or not, we hope you have a fantastic Summer 2017! If you have any questions about our local real estate, please call or email: This email address is being protected from spambots. You need JavaScript enabled to view it..
