It’s an exciting time on our Delaware beaches: schools are letting out, graduates are starting new chapters, summer residents are returning, vacationers are livening up our restaurants and shops, and the real estate market is heating up, too.

Berkshire Hathaway HomeServices (BHHS), the real estate division of CEO Warren Buffet’s Berkshire Hathaway global companies, held its annual convention from March 22-24, 2015, in Las Vegas. The Lee Ann Wilkinson Group of BHHS Gallo Realty in Lewes, Delaware, was announced as 8th in sales out of more than 35,000 agents nationwide for both units sold and total gross commission income (GCI) for 2014.

Summertime and the Selling Is...

 

 

 

Easy? Well, easier - with the right advice!

 

 

On our “beach calendar,” the summer season starts now: Memorial Day Weekend.  Schools still have a few more weeks of classes, and the true start of the season is a little later in June; but around the Delaware beaches, it feels like SUMMER!

If you are looking to sell a home, now is definitely the time to make sure everything is in good shape.  Here are a few tips to consider to help make selling “easy” (at least as easy as possible!):

1.      Price: Make sure your house is priced accordingly if you want to sell quickly. 

2.      Disclosure: When listing your house with a Realtor, you will be asked to complete a standard Delaware “Seller’s Disclosure” form.  Taking time to review and check every box will expedite your sale immeasurably and save you time and frustration once a contract comes in.

3.      Flexibility: Consider some things you may compromise on, and know the absolute lowest price you would entertain.  Also, consider negotiating housewares and fixtures that may appeal to prospective buyers, such as new drapes, custom blinds, that stylish dining room chandelier, even a new washer/dryer. 

4.      Clutter:  A spotless, clutter-free home shows best.  Remove any unnecessary papers and knick-knacks, then go back and do it again!

5.      Incentive: If you are highly motivated and your house is not garnering the attention you expect, or if there is high competition in your neighborhood, consider offering an incentive like sharing the buyer’s closing costs.

6.      Maintenance: Keeping your lawn cut and neat and allowing as much access as you can for showings will help your sale, too.  It is a little tough this time of year if you entertain family and friends, but it will help during this prime buying season. 

Lastly, and most importantly, enjoy your summer at the beach!

Real Estate Agency "Brand of the Year:" Berkshire Hathaway HomeServices

Berkshire Hathaway HomeServices, the new real estate brokerage network operated by HSF Affiliates LLC, announced March 19 that it was named Real Estate Agency Brand of the Year in the 26th annual Harris Poll EquiTrend study.

Berkshire Hathaway HomeServices received the highest ranking in the Real Estate Agency category based on consumers’ perception of its brand familiarity, quality and purchasing consideration, among other qualifying elements. The study was based on opinions of more than 40,000 U.S. consumers surveyed online earlier this year.

“This recognition has really affirmed our belief that we made the correct decision when we transitioned from Prudential Real Estate to Berkshire Hathaway HomeServices,” said Andrew Ratner, vice president of Gallo Realty. “The strength of the new Berkshire Hathaway brand, combined with the local strength that our company has attained in the last 35 years, is a winning combination that can’t be beaten.”

The brand received the highest numerical equity score among large real estate brands included in the 2014 Harris Poll EquiTrend study, which measures and compares the brand health of more than 1,500 brands across 170 categories from airlines and apparel to retailers and real estate. Consumers responded with their brand perceptions, gauging their emotional connection to the brand, plus brand awareness, influence and familiarity.

Lee Ann Wilkinson and Chris Holt of The Lee Ann Wilkinson Group are back from an exciting, record-breaking trip to Nashville, Tennessee earlier this month. Sales associates from Berkshire Hathaway HomeServices Gallo Realty were among over 3,500 real estate professionals attending the annual sales convention, which featured industry speakers, workshops, and market observations about the transitioning national real estate market.

This year’s theme — Stand Out! Live.  Life.  Loud. — recognized a strengthening market in the U.S. economy and residential real estate and how brokers and agents acting now can grow their businesses well into the future.

In Like a Lion, Out with a Sale!

Even if we do have another Winter Weather Advisory (say it isn’t so!), spring starts officially on March 20. January and February hit Delaware Beaches repeatedly with snow and cold, but you know what they say about March – in like a lion, out like a lamb. We’re all ready for those ‘cozier’ days, including homebuyers, who are thawing along with the weather. At The Lee Ann Wilkinson Group, we are scheduling more buyer trips to show beach real estate in the coming weeks.

If you are trying to sell your home, now’s the time to take an objective look at your home - inside and out - and get ready for this warming real estate interest. Snow and wind have made ‘curb appeal’ – that first impression of a home’s exterior - even more difficult to achieve during this in-between time. So whether you are a seller (or even a prospective buyer), here are a few details to notice and consider. Most of these tips are inexpensive but pay off big.

Outside: 

  • Clear up sticks in your yard
  • Make sure paths to the front door are clear
  • Clip back beach grass and shrubs – even leafless landscaping can look neat with a “fresh haircut”
  • Rake over flower beds
  • Power wash mildew on siding, fencing, outside showers, etc.
  • Replace mailbox and house numbers if yours are oxidized or dated
  • Consider replacing exterior storm doors if they are dated
  • Put a few potted plants at your entrance (tulips and daffodils are back!)
  • Make sure exterior lights are in good shape

 

Inside (in any season):

  • Declutter!  And when you think you are done, declutter again! Though it’s an expense, getting a storage unit to help you clear out extra belongings for a few months could pay off.  Consult your Realtor to see if it may be worth it.  (The Lee Ann Wilkinson Group provides free staging consultation!)
  • Freshen paint, including baseboards and doorway trim
  • Replace switch plates
  • Clean carpets
  • After the snow - tackle everyone’s favorite: windows!

 

Repurpose Your Spaces?

In addition to cleaning projects, you may want to consider your home’s layout and functionality. Many of today’s homebuyers are not locked into a traditional floorplan.  If you have a ‘traditional’ home with a formal dining room, and you have other dining space in a kitchen or breakfast room, for example, consider transitioning that formal dining room to appeal to modern buyers. You can remove the dining table, chairs, buffet and chandelier – and stage the room with a desk, bookshelves, upholstered chairs, and a flush mounted light fixture, even a set of French doors, for a more useable home office space.  It’s an inexpensive way to freshen your space, if you are in an area that attracts a more modern buyer or if you have had feedback from prior showings. 

 

Spring is Coming!

Warm weather, blooming landscaping, and lush lawns definitely increase curb appeal, but you can get a jump on those early bird homebuyers this season by making your home stand out as fresh and neat.
