It’s Spring and New Business Is in the Air!

As if we needed more incentive to come to the beach, the perks just keep coming!

In addition to the new businesses brewing on Kings Highway (from our last blog) the beach will soon have a few more awesome dining/entertainment venues:

 

  • Matt’s Fish Camp Coming to Route 1 in Lewes

If you have dined out at the beach, chances are you’ve eaten at a SoDel Concept restaurant! One of its favorites, Matt’s Fish Camp in Bethany, is coming to the Tenley Court Shopping Center on Route 1.

Renovation has already begun on the site of the former Donut Connection (“the Old Lazy Susan’s” spot) and is possibly going to be finished for an early summer opening.   • Lefty’s Alley and Eats Brings Bowling to Route 1

Another exciting addition to the Lewes/Route 1 area is a modern, first-of-its-kind on Delmarva entertainment center called Lefty’s Alley and Eats. The venue will be located adjacent to the Wawa property on Dartmouth Drive at Route 1 and will feature 16 bowling lanes, a 110-seat restaurant and bar, 4,500 square feet of arcade games, a two-story, 5,000-square-foot custom-themed laser tag arena and banquet rental options for special events.   • Rehoboth Beach Cinema Art House – Now Showing!

And yet another noteworthy addition to our beach arts and entertainment scene – also in Dartmouth Plaza behind Wawa - is the long-awaited Rehoboth Beach Cinema Art House, which went live on St. Patrick’s Day with a Jewish Film Festival.

The art house features two screening rooms – a 108-seat room with an elevated floor and one that sits 35 to 40 people for smaller screenings.

Coastal Cuisine: Another Reason to Move to the Beach!

If there’s one thing we do very well at the beach in Delaware, it’s EAT! We’ve become experts over time – from Sussex County home cooking staples like chicken and dumplings, scrapple, corn on the cob, lima beans, stewed tomatoes, and other vast local produce options - to the “new” (in the last few decades) gourmet restaurant scene that continues to evolve. We are fortunate enough to have the natural wonders of the beach, bay, trails and marshes, so adding in great food? Well, it definitely sweetens the deal when considering buying a home at the beach! (Take these oysters from Fish On!, for example...).

As we do each year, our entire team from Lewes, Rehoboth Beach and Bethany Beach offices got together to celebrate the hard work of the prior year and recommit to our ultimate goal of being “community-minded and customer-focused.”

As our company Vice President and Rehoboth Beach broker, Andrew Ratner, shared at the meeting, BHHS Gallo Realty is now 120+ agents strong. This past year marked the highest total number of closed transactions in our company history – 852 – and $306 million in sales volume. Our company welcomed 13 new sales agents last year and celebrated individual and team accomplishments both in the sales and rental departments.


The Lee Ann Wilkinson Group was honored to receive top award, The Chairman’s Circle Diamond Award, for over $100 million in sales volume.

On the national level, the Berkshire Hathaway HomeServices network is composed of over 40,000 agents in 1,200 offices in 47 states. In 2016, BHHS will: launch a new television commercial; sponsor another sweepstakes program in conjunction with HGTV; participate in networking groups including ReThink Council, the National Association of Gay and Lesbian Real Estate Professionals, and Facebook groups; refine its Luxury Collection brand; and expand into an international franchise.

Getting Your House into Shape!

"Boot Camp" for Your Home

In the spirit of New Year’s Resolutions and “getting into shape,” it’s also a great time to think about getting your home into shape (literally "getting your house in order"!) – for your own enjoyment, or if you are planning to list and sell it.

Even when the real estate market is “hot” – low inventory, or relatively few properties in the prime locations - buyers are wowed by their first impressions.

One source of inspiration for first impressions is this website: Becoming Minimalist.

While “minimalist” sounds extreme (and as we all know, it is difficult to achieve true minimalism), the link above provides great suggestions for decluttering and paring down the distractions in your home.  This exercise will yield big results with buyers, too. 

At The Lee Ann Wilkinson Group, we have our own tried-and-true suggestions for sellers who want to make a great first impression with their homes.  Many are very obvious when you look at someone else’s house; but they can be difficult to apply to your own familiar space. 

Here are a few “exercises” to improve that first impression:

Sight

  • Try to look at your home with fresh eyes, or ask your REALTOR to make recommendations based on her or his first impression.  These tips may seem obvious – and it may seem that buyer should be able to envision everything clean – but it’s a lot easier to envision when it actually IS clean!
  • Eliminate clutter and paperwork.  The fine Lladro figurines may be beautiful, but they are also precious, breakable and set a certain style.  Take time to put them away carefully and set a neutral stage for your prospective buyer.
  • Freshen your paint, and wipe down ceiling fans, walls, handrails, baseboards, and light switches (even swap out dated light switches for more modern ones with dimmers).
  • Inspect all of your sinks, faucets, and toilets for drips and leaks.  Seal leaky faucets, replace washers, and caulk where necessary.
  • Don’t neglect the outside.  Make sure your gutters are cleaned out and check your basement for any water leakage or mildew.  Winter doesn’t help curb appeal, but a neat, clean yard will go a long way.  Power wash any mildew from siding, too (it’s that time of year!).

 

Smell

In addition to the visual presentation, try walking into your house with a fresh nose.  Do you smell your pets or smoky furniture?  Your home has been closed up from the colder weather – do you need a fresh filter?  The old ‘baking cookies for the open house’ strategy works for a reason!  You can, however, have too much of a good thing.  Try to go for neutral versus too much potpourri or heavy scents.  People love a fresh, new smell.

 

Price

It’s the ultimate first impression.  Make sure your house is priced accordingly (competitively and attractively), if you want to sell quickly.

 

Exercise Routine

Just like our own physical exercise, these small steps can yield big results. And, just like physical exercise, it’s sometimes tough to get motivated!  Whether you are selling your home now, or in the future, consider doing these little things while living in a home – don’t wait for someone else to enjoy it! 

And fortunately, many of these tips, which are based on more than 30 years of home-selling experience, do not require too many repetitions.

Turning the Page to 2014

Fresh calendars mean a fresh start...

The Lee Ann Wilkinson Group is extremely grateful to our friends, families, and clients for the trust you placed in us during 2013 to make it another record-breaking year! Each of us at The Lee Ann Wilkinson Group focuses on how we can make every year better, which starts with delivering more personalized, informed services to our home buyers and sellers.  And each year at this time, as I look back on the previous year and ahead to a new one, it is difficult to imagine topping the year before.  National trends and market speculation can be intimidating.

I definitely felt this way last year – yet in 2013, our sales increased 25% - a milestone I could not have imagined at the start of the year.  I think the key to my motivation and the strength of my team is that we take nothing for granted.  We have expanded our team and enhanced our in-house systems to ensure this level of service.
