Home Buying Checklist

Here are a few helpful tips for any buyer

Before You Start

  • How much can you afford?

  • Your credit score is a big part of the home buying process. Mortgage companies will base how much they will lend you on your down payment and your credit rating. You may get a copy of all three of your credit reports from Experian, Equifax and TransUnion from the Fair Issac website.

  • Are you considering renting the home your want to purchase or live in it full-time? Whatever your decision, let your REALTOR and your mortgage lender know before hand.

Know Your Rights

Shop For A Loan

  • Contact a mortgage lender to find out exatly how much and what your payments will be. This is called the "pre-approval" process. Lenders will ask for the details of your financial situation. Delaware Beaches are diverse, in fact, there are different types of ownership (land owned, leased land & leased-city land). It's wise to contact a local lender who really knows the area. Keep in mind that lenders will do a credit check and it's wise to contact several lenders for particulars on the types of loans they offer.

  • Are you eligible for a specialty loan?
    • Veterans of the U.S. military service may be eligible for a VA Loan
    • Teachers, Firefighters and Police Officers may be eligible for the Good Neighbor Next Door loan

Shop For A Home

  • Choose the real estate agent you'd like to work with.

    • Identifying a REALTOR before you buy is a benificial to you. Pick an agent who you 'click' with, since this person will be representing what is likley your largest purchase, you'll want someone who can understand your needs. Plus, since the agent will know what you are looking for, he or she can keep an eye out as new listings come to market.
